Employment Type : Full-Time (40 hours/week)

Hourly Rate : $19-$26 / hour, depending on experience (DOE)

Start Date : Immediate

Schedule : Monday-Friday, 8:00 AM - 5:00 PM (or 9:00 AM - 6:00 PM), with 1-hour lunch. On-call availability may be required.

Overview :

Seeking a reliable and skilled Maintenance Technician (or two part-time technicians) to maintain a commercial property in Traverse City. The role involves general upkeep of common areas, grounds keeping, and minor repairs to ensure a safe and functional environment for tenants and visitors.

Responsibilities :

• Grounds keeping : Mow lawns, maintain landscaping, and perform snow removal (no plowing; shoveling and salting as needed).
  
• Minor Repairs : Address basic electrical, HVAC, and plumbing issues (e.g., change common area lighting, inspect roof leaks via hatch, apply roofing glue).
  
• General Maintenance : Clean and maintain three corridors, blow debris off roofs, and change HVAC filters.
  
• Property Walkthroughs : Inspect parking lots and common areas, coordinating with snow plow contractors to ensure accessibility.
  
• Tenant Support : Respond to minor maintenance requests in common areas (tenants handle their own unit-specific issues).
  
• Equipment Use : Operate provided tractors and tools for landscaping and snow removal.
  

Requirements :

• General knowledge of electrical, HVAC, and plumbing systems.
  
• Experience in grounds keeping, landscaping, or snow removal.
  
• Basic hand tools required (specialty tools provided via Lowe’s/Menards account).
  
• Ability to work independently with common sense and problem-solving skills.
  
• Valid driver’s license required
