Senior Product Manager, Underwriting Specialist Location: Boston, in‑office CoStar Debt Solutions is building a new platform for CRE underwriting—a system where credit officers, data pipelines, and AI agents operate on a shared data model. In the first year we will turn underwriting scenarios such as capital stack construction, rent roll ingestion, peer benchmarking, portfolio surveillance, and deal counterparty visibility into products that originators and credit officers use daily. In subsequent years the role shifts to owning the underwriting surface across asset classes, customer types, and agent‑driven workflows that run alongside human processes. What you’ll own: The underwriting workflows across the product surface—turning existing scenarios into daily‑used products for originators and credit officers. The default behaviours that determine whether the platform feels expert or generic—including stack heuristics, variance sorting, system prompts, uncertainty surfacing, and human‑in‑the‑loop decision points. Design‑partner relationships at two or three banks and sponsors, translating their needs into built features. The boundary between what the platform can model and what the workflow should expose, collaborating with engineering and product to decide the line for each capability. The roadmap for the underwriting surface as it expands—new asset classes, customer profiles, and agent‑driven workflows—determining priority and order. Basic Qualifications: Deep CRE underwriting domain expertise. 8+ years, ideally as a credit officer at a bank with a real loan book; sponsor‑side, life‑co‑member, or debt‑fund backgrounds acceptable if the depth is there. A working model of how originators, credit officers, asset managers, and sponsors spend their days, including the friction among them. Bachelor’s degree from an accredited, not‑for‑profit, in‑person university or college. A track record of commitment to prior employers. Preferred Qualifications: Sharp judgment about what’s worth automating, what needs human‑in‑the‑loop, and what should never leave a credit committee. A bias for being specific—generics are not useful. For example, specifying that the LLM should not propose mezzanine above 12% in a given market without flagging it. What helps a lot: Tech fluency—reading schemas, reasoning about software systems, and collaborating with engineers. Product sensibility—instinct for defaults, settings, warnings, and optimal user experience. Prior shipping of underwriting tools is a plus. Comfort with LLM‑driven workflows and an interest in defining what the model should decide, ask, flag, or escalade. The growth path: The first year is product‑heavy: real workflows, design partners, and deal‑driven feedback. The second year shifts toward owning the end‑to‑end underwriting platform—defaults, asset classes, model‑decision boundaries, and the entire surface. The role grows from shaping workflows to shaping how the entire market underwrites. What’s unusual about this role: You will not be the underwriter of record on anything. Instead you decide what the platform knows and does on behalf of every underwriter using it—a position with high leverage, abstraction, and responsibility for second‑order effects. It is suited for those who want their judgment encoded into a system run by thousands of underwriters. This position offers an annual base salary range of $125,000–$169,000, based on relevant skills and experience, and includes a generous benefits plan.
