Position Overview The Real Estate Investments & Portfolio Associate will serve as a key analytical resource supporting investment underwriting, portfolio management, capital markets, and strategic initiatives across a diverse international real‑estate portfolio. This individual will build sophisticated financial models, perform investment underwriting, analyze portfolio performance, support financing transactions, conduct market research, and prepare executive‑level investment materials. The role offers exposure to the full investment lifecycle—from evaluating new acquisitions and developments through ongoing asset optimization and strategic portfolio management. Key Responsibilities Investment & Origination Build and maintain sophisticated financial models, including development pro formas, discounted cash flow (DCF) models, return analyses, and investment sensitivities. Underwrite acquisitions, development opportunities, dispositions, financings, and strategic investment opportunities. Prepare investment memorandums, underwriting packages, and presentation materials for senior leadership and investment committees. Evaluate new business opportunities and support transaction execution. Portfolio Management & Asset Analytics Monitor financial performance across a global real‑estate portfolio. Analyze operating performance, budgets versus actuals, occupancy trends, leasing metrics, and operational KPIs. Identify opportunities to improve asset performance and maximize portfolio value. Develop recommendations based on financial and operational analysis. Capital Markets & Financing Support debt financing initiatives across the portfolio. Analyze loan sizing, financing structures, covenant compliance, liquidity requirements, and refinancing opportunities. Assist with lender reporting and capital structure analyses. Reporting & Executive Presentations Prepare executive reporting packages, dashboards, financial analyses, and presentations for senior leadership, investors, lenders, and other stakeholders. Support reporting related to third‑party property management and investment initiatives. Create clear, concise analyses that support strategic decision‑making. Due Diligence Participate in financial, operational, legal, and commercial due diligence for acquisitions and financing transactions. Review financial statements, property‑level information, third‑party reports, and legal documentation. Identify investment risks and opportunities throughout the diligence process. Cross-Functional Collaboration Partner closely with investment, finance, development, asset management, and property management teams. Support strategic initiatives across multiple business functions and international markets. Corporate Finance Support Assist with capital raising initiatives, sponsor reporting, board materials, and transaction support. Coordinate with accounting, treasury, legal, and external advisors throughout investment processes. Market Research Conduct market research covering commercial real estate trends, supply and demand fundamentals, comparable transactions, and competitive analysis. Monitor domestic and international markets to identify emerging investment opportunities. Deliver actionable insights that support investment strategy and portfolio growth. Qualifications Bachelor's degree in Real Estate, Finance, Economics, Business, or a related discipline. 2–5 years of experience in commercial real estate investments, private equity, investment banking, real estate finance, lending, asset management, or a related field. Strong financial modeling and real estate underwriting experience. Solid understanding of real estate valuation methodologies, including DCF analysis and development modeling. Advanced analytical and quantitative problem‑solving skills. Excellent written and verbal communication skills with experience presenting complex analyses to senior stakeholders. Strong organizational skills with the ability to manage multiple priorities in a fast‑paced environment. Experience with international real estate transactions or global investment platforms is a plus.
