P osition Summary:

A superintendent with strong construction experience t o supervise large multi-family tax credit & renovation projects.

Company Superintendents can expect to be assigned to large projects lasting a year or more and with a contract value usually greater than $5,000,000.  Depending on project volume, they may also be assigned to smaller repair projects that involve primarily a single type of activity, e.g., painting or carpentry, and will normally have a contract value of $500,000 or less and a duration of approximately 120 days or less. 

In both cases the Superintendent is responsible for completing projects safely, on schedule, within budget, and in conformance with company policies, procedures, and quality standards.    Most importantly : an Imperial superintendent must be able to interact with customer representatives in an ethical and professional manner.

TRAVEL :  This Superintendent will work out of the Scottsdale, Arizona, office but, depending upon the number and location of projects at any given time, must be willing to travel.  The ability to at least travel regionally is a condition of employment

PLEASE NOTE:  

EXPERIENCE IN MULTI-FAMILY HOUSING REPAIR & RENOVATION OR A VERY CLOSELY RELATED CONSTRUCTION ACTIVITY (e.g., hotel and hospital and renovations) will be a strong advantage in the review of all applications.

Reports to: Senior Project Manager /Project Manager

Areas of Responsibility:

1.           CONSTRUCTION SCHEDULE

a)           Assist in preparation of construction schedule.

b)           Maintain construction schedule, including daily and weekly reports.

c)           Schedule and participate in all city inspections.

d)           Schedule all utility inspections.

e)           Notify subcontractors and material suppliers far enough in advance to assure materials are delivered and subcontractors arrive on schedule.

2.                BUDGETS

a)           Assist in preparation of direct & indirect construction budgets.

b)           Review current budget reports monthly.

c)           Consult with the Project Manager on the completion of the monthly Cost at Completion projections.

d)           In consultation with the Project Manager, order project materials.

3.                QUALITY

a)           Inspect and supervise all work in progress for conformity with company quality standards.

b)           Assist in preparation of quality standards for all trades.

c)           Develop, establish and implement checklists for inspections.

d)           Confer with subcontractors to maintain quality.

e)           Thoroughly document subcontractor failure to meet Company quality standards and to adhere to the project budget.

4.                CONTRACTS

a)         Review contracts including scope of work, specifications & payment schedule.

b)        Maintain accurate and informative purchase order information & files.

c)         Strictly follow the Company Change Order policies and procedures.

d)        Provide input for contracts to suppliers and subcontractors.

e)         Enforce all subcontract provisions relating to field activities.

f)         Confer with subcontractors or suppliers representatives to maintain schedules and resolve grievances (when applicable).

5.                JOB SITE

a)           Maintain all job records including:

1.    Daily logs and safety reports.

2.    Contracts.

3.    Purchase Orders.

4.    Selection Sheets.

5.    Permits.

6.    Safety meetings/Safety and Health Manual.

7.    Subcontractor adherence to the project schedule

b)           Receive, check-in and inventory all deliveries for accuracy.

c)           Plan and direct jobsite activities.

d)           Maintains a cooperative relationship with fellow employees, public officials, engineers,

architects, subcontractors, material suppliers, customers, and the general public.

6.                Personnel Management

a)           Ensure the thorough training of all field personnel.

b)           Identify and develop employees with promotion potential.

c)           Provide leadership and develop teamwork among field personnel.

d)           Address employee performance problems and take corrective measures to facilitate improvement.

e)           Handle any terminations according to the established procedure.

f)            Review and approve all time cards on a daily basis.

g)           Notify HR within 24 hours of any employee related issues on the job.

7.                SAFETY & HEALTH

a)      Superintendents have the immediate responsibility the safety conditions on all projects.

b)      At the start of all projects, complete:

1.      Initial Jobsite Safety Checklist

2.      Chemical Inventory Form

3.      Hazardous Substance Exposure Inspection Checklist

4.      Pre-Construction Checklist

5.      Save the above forms in electronic job safety folder

6.      Save the Chemical Inventory form and SDS’ on site

c)      Complete Daily Job Report and return to the Company Safety Coordinator.

d)      Conduct weekly job site safety meetings (Tailgate) with employees Tuesday mornings and file the report in the electronic job folder and with the Safety Coordinator.

e)      Inspect the site daily for safety hazards and file a weekly report with the Safety Coordinator.

f)       Confirm that subcontractors are conducting weekly safety meetings and are working in a safe manner.

g)      Ensure that workers are using their Personal Protective Equipment consistently, and conducting their tasks in accordance with regulatory guidelines.

h)      Ensure all site personnel comply fully with company safety standards.

i)       Implement programs to train employees in workplace safety practices, fire prevention and correct handling techniques for chemicals, toxins, equipment and other materials.

j)       Assist in the investigation of accidents and injuries.

k)      Compile and submit accident reports as required by company policies and all regulatory agencies.

l)       Conduct accident investigations associated with employee accidents and determine root causes and appropriate corrective actions. 

m)    Ensure that the corrective actions generated by an accident investigation are quickly and fully implemented.

n)      Implement on-site training to ensure that workers are protected from hazards on the job. 

o)      Make sure the appropriate personal protection is available and used by employees.

p)      Accompany site safety inspectors and provide any documentation they require.

q)      Notify the Safety Coordinator of any safety equipment needs.

r)       Establish positive working conditions and safe uses of equipment.

Weekly Safety Inspection Reports

Qualifications:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education/Experience:

A combination of four-year degree or five years + of experience managing construction projects of increasing complexity including, most importantly , experience in the repair and renovation of multi-family apartment complexes. 

Language Skills:

Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.

Mathematical Skills:

Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals.

Construction Documents:

Ability to read and decipher construction drawings, i.e. architectural and structural plans, MEP drawings, and designer drawings.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to define problems, collect data, establish facts, and draw valid conclusions.

Computer Skills:

Basic understanding of Outlook, Word & Excel.
