SUMMARY


HTG Management is seeking an experienced Regional Maintenance Supervisor to lead maintenance operations across our Central Florida portfolio. Reporting to the Director of Maintenance, this position oversees multiple on-site maintenance teams and is responsible for team development, asset preservation, capital projects, vendor management, construction hand-offs and warranties, regulatory readiness, and annual maintenance planning.


The candidate will have direct input into hiring and developing these teams.


Candidate must reside in Florida and be willing to travel as needed to support portfolio communities.


ESSENTIAL DUTIES AND RESPONSIBILITIES

Leadership

• Provide Maintenance Supervisors with the resources, direction, and support needed to achieve operational goals.
• Conduct monthly regional meetings and weekly one-on-one calls to review performance, priorities, challenges, and expectations.
• Visit each community at least quarterly to mentor teams, inspect shops and logs, review property conditions, and identify maintenance needs.
• Establish and monitor goals for preventive maintenance, work orders, unit turns, and customer service.
• Evaluate team performance and develop recognition, training, succession, and development plans.
• Recruit and develop Maintenance Supervisors and technicians, creating a strong bench for future opportunities.
• Participate in emergency on-call escalation and respond on-site when necessary.
• Ensure required company, OSHA, local, and state training remains current.

Asset Preservation & Compliance

• Ensure work orders, unit turns, preventive maintenance, vendor performance, and property appearance meet company standards.
• Partner with Maintenance Supervisors to manage expenses within budget.
• Conduct quarterly property inspections and required reporting.
• Ensure compliance with applicable local, state, and national codes.
• Prepare properties for HUD NSPIRE, investor, lender, and agency inspections and oversee corrective actions.

Emergency & Storm Response

• Lead hurricane and severe-weather preparedness, including generator and life-safety testing, supply staging, and site-level response plans.
• Coordinate post-storm assessments, emergency vendors, restoration, and documentation with Property Management, Asset Management, and Risk.
• Serve as the regional escalation point for fire, water, and other property emergencies.
• Maintain strong emergency vendor coverage throughout the region, particularly for Panhandle communities outside same-day driving range.

Capital Projects & Vendor Relations

• Identify capital needs and partner with Asset Management to develop scopes, budgets, and project plans.
• Prepare detailed RFPs, including scope, specifications, code and permit requirements, warranties, schedules, and standardized bid comparisons.
• Obtain Director of Maintenance approval before issuing RFPs to ensure consistent bidding.
• Maintain accurate records of current and future capital projects and ensure bids remain current.
• Monitor vendor performance and provide regular project updates to management and ownership.
• Negotiate competitive pricing and multi-property contracts where appropriate.
• Develop a reliable vendor bench in each submarket capable of responding without the Regional Maintenance Supervisor on site.
• Operate within established approval authority.

Construction Hand-Off & Warranty

• Partner with Construction and the Director of Maintenance on property hand-offs, unit acceptance walks, punch lists, O&M manuals, warranties, and as-builts.
• Escalate unresolved construction deficiencies and track warranty items through completion.

Customer Service

• Maintain a professional, service-focused approach with residents, owners, vendors, community members, and corporate employees.
• Resolve or de-escalate concerns effectively and involve leadership when necessary.

EDUCATION (OR EQUIVALENT EXPERIENCE)

• High school diploma required; college or trade school education preferred.
• Minimum 2 years in a Regional Maintenance Supervisor, Regional Maintenance Director, or comparable multi-site leadership role.

CERTIFICATION & LICENSING

• CPO and EPA Section 608 certifications required or must be obtained within 90 days of hire.
• Contractor's license a plus.
• Valid Florida driver's license, reliable transportation, and insurable driving record required.

SKILLS / KNOWLEDGE / ABILITIES REQUIRED

• Strong working knowledge of HVAC, plumbing, electrical, appliance repair, and general building systems.
• Demonstrate ability to develop detailed scopes of work and manage competitive bid processes.
• Proficiency in Microsoft Office; Yardi Voyager and Yardi Maintenance experience preferred.
• Strong leadership, communication, organization, delegation, and problem-solving skills.
• Must reside in Florida.
• Must be available outside standard business hours for emergencies, on-call escalation, and storm response.
