Project Manager

Position Overview

The Project Manager is responsible for leading large-scale multifamily construction projects from preconstruction through final completion. This position oversees project budgets, schedules, contracts, procurement, subcontractor management, documentation, and client coordination while partnering closely with field leadership to ensure successful project delivery.

Projects may include high-density apartment developments, mixed-use communities, workforce housing, and urban multifamily projects utilizing concrete podium and wood-frame construction. The ideal candidate has successfully managed ground-up multifamily projects and possesses strong experience with podium construction.
Key Responsibilities
  • Manage ground-up multifamily construction projects from preconstruction through final closeout.
  • Develop and maintain project budgets, forecasts, schedules, procurement plans, and cost-control systems.
  • Lead subcontractor procurement, bid leveling, scope reviews, negotiations, buyout, and contract administration.
  • Manage projects involving concrete podium construction, wood framing, building envelope, MEP systems, interiors, and sitework.
  • Coordinate with owners, architects, engineers, consultants, subcontractors, vendors, and field teams.
  • Manage RFIs, submittals, change orders, purchase orders, meeting minutes, and project documentation.
  • Review plans and specifications to identify scope gaps, constructability concerns, and project risks.
  • Partner closely with the Senior Superintendent to maintain project schedule, quality, safety, and production goals.
  • Track job costs, commitments, subcontractor billings, owner billings, forecasts, and overall project financial performance.
  • Manage long-lead procurement and ensure materials and equipment are available according to the construction schedule.
  • Lead owner, architect, consultant, and subcontractor meetings.
  • Coordinate design changes and evaluate cost and schedule impacts.
  • Manage change order development, pricing, negotiation, and execution.
  • Support permitting, inspections, utility coordination, and project turnover requirements.
  • Monitor subcontractor performance and ensure contractual obligations are being met.
  • Identify project risks and develop proactive strategies to protect schedule and budget.
  • Oversee punch list completion, unit turnover, warranties, closeout documentation, and final financial reconciliation.
Qualifications
  • 7-12+ years of construction experience with significant Project Management experience.
  • Strong multifamily construction experience required.
  • Podium construction experience required.
  • Proven experience managing large ground-up apartment or mixed-use developments.
  • Experience with Type III and Type V wood-frame construction over concrete podium structures.
  • Strong understanding of structural concrete, framing, building envelope, MEP systems, interior finishes, and site development.
  • Experience managing projects with 100+ residential units preferred.
  • Strong knowledge of construction contracts, budgeting, forecasting, procurement, and change management.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
  • Excellent leadership, negotiation, communication, and organizational skills.
  • Ability to manage complex projects with multiple subcontractors and stakeholders.
Preferred Qualifications
  • Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
  • Experience managing 200-500+ unit multifamily developments.
  • Experience with five- to seven-story urban apartment projects.
  • Experience with mixed-use developments incorporating retail, amenity, or structured parking components.
  • Experience with urban infill projects and complex site logistics.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or similar construction platforms.
  • OSHA 30 certification preferred.
