ABOUT CINNAMON SHORE  

Cinnamon Shore is a master-planned, gulf-front resort community in Port Aransas, Texas, known for walkable streets, coastal architecture, and an owner and guest experience that sets the standard on the Texas coast. Our operating businesses include Vacation Rentals, Realty, Development, Cinnamon Shore Style retail, and Golf Cart & Beach Rentals, supported by shared HR, Finance, and Marketing teams and six on-property restaurant and retail partners. 

Cinnamon Shore Vacation Rentals is the heart of the resort experience. As the exclusive rental manager for the community, we manage more than 440 privately owned homes on behalf of owners who trust us with one of their most valuable assets, and we host thousands of families each year who come back because of how we made them feel. 

THE OPPORTUNITY  

We are looking for a General Manager to lead the Vacation Rentals business end to end: owner relationships, guest experience, home readiness, revenue performance, and the people and systems that deliver all of it. This is a builder's role. You will inherit a strong brand, a large and loyal owner base, and real momentum, including growing data and AI capability. Your job is to turn that foundation into consistent, measurable excellence across every home, every stay, and every owner relationship. 

RESPONSIBILITIES  

Business Performance & P&L  

• Own the Vacation Rentals P&L, annual budget, and forecast; deliver growth in gross booking revenue, ADR, occupancy, and RevPAR while protecting margin. 
• Partner with Revenue & Performance on pricing strategy, channel mix, length-of-stay rules, and demand forecasting across peak, shoulder, and off-season. 
• Set and report operating KPIs to the President and leadership team; turn dashboards into decisions and decisions into accountable action. 

Owner Relationships & Satisfaction  

• Serve as the senior executive voice to 440+ homeowners; lead owner communications, owner meetings, and escalations. 
• Drive owner satisfaction through proactive communication, responsive service, and a clear line of sight into how each home is performing and being cared for. 
• Ensure transparent owner statements, clear home-performance reporting, and timely approvals and follow-through on maintenance and capital needs. 

Guest Experience  

• Own the full guest journey from booking through check-out and review, delivering a consistent five-star standard across every home. 
• Monitor guest satisfaction, reviews, and complaint trends; build service recovery protocols that resolve issues fast and prevent recurrence. 
• Lead the evolution of front desk into Guest Support and advance digital check-in and self-service tools. 

Home Readiness & Operations  

• Oversee housekeeping, inspections, maintenance, and preventive care so every home is clean, safe, and ready at every arrival. 
• Reduce repeat maintenance issues and owner-approval cycle times; establish clear standards for home condition and escalation. 
• Manage vendor and contractor relationships, service-level expectations, and costs in a demanding coastal, salt-air environment. 
• Lead hurricane preparedness, storm response, and business continuity for the rental portfolio. 

People & Organization  

• Lead by example as the standard-bearer of our HEART culture: model it daily, coach it, recognize it, and hold every team member accountable to it. 
• Lead, develop, and hold accountable a multi-department team, including seasonal staff; build a culture of ownership, hospitality, and follow-through. 
• Recruit, onboard, and retain top talent; build succession depth in key roles. 

Systems, Data & Compliance  

• Champion adoption of our operating platforms, including our property management system (Streamline) and operations platform (Breezeway), and partner with BI on reporting and automation. 
• Ensure compliance with Texas hotel occupancy tax, local short-term rental ordinances, safety standards, and owner management agreements. 

EXPERIENCE REQUIREMENTS  

Required  

• A proven leader, not just a manager, with a track record of building high-performing teams, developing leaders, and shaping culture on purpose. We will ask for specific examples of people you have developed and teams you have turned around. 
• 10+ years in vacation rental, resort, or hospitality management, including 5+ years leading a multi-department operation at the GM or director level. 
• Proven P&L ownership and a record of accomplishment of growing revenue while protecting margins. 
• Experience running a comparable operation. Leading a short-term/vacation rental program of 300+ homes is strongly preferred; GM-level leadership of a major resort or hotel will also be considered. 
• Strong owner-relations skills: the credibility to lead difficult conversations with high-net-worth homeowners and keep their trust. 
• Fluency with property management systems, revenue management, and operating dashboards; comfortable making data-driven decisions. 
• Direct communicator with relentless follow-through. 

Preferred  

• Experience managing short-term rental homes and their owners within a resort community similar to Cinnamon Shore; for hotel candidates, leadership of a large, full-service resort. 
• Hands-on experience with Streamline, Breezeway, or comparable platforms. 
• Background leading organizational change or implementing a new operating model. 
• related field.
