TheRole AsaBuildingEngineer,youarethehands-ontechnicalpresenceatourclients'properties.You'lloperate,maintain,troubleshoot,andrepairthemechanical,electrical,andplumbingsystemsthatkeepcommercialbuildingssafeandcomfortable.Somedaysyou'reonapreventivemaintenanceroute;otherdaysyou'rediagnosingarooftopunitthatquitat2p.m.onthehottestdayoftheyear.You'llworkdirectlywithpropertymanagersandtenants,soyou'reasmucharelationshippersonasatechnician. WhatYou'llDo Operateandmaintainbuildingsystems PerformscheduledpreventivemaintenanceonHVAC(packageunits,splitsystems,VAVboxes,boilers,chillers,coolingtowers),plumbing,electricaldistribution,lighting,andlife-safetyequipment Monitorandadjustbuildingautomation/energymanagementsystems(BAS/EMS)forcomfortandefficiency Inspectandmaintainroofs,drains,sumppumps,backflowdevices,waterheaters,anddomesticwatersystems Troubleshootandrepair Diagnoseandrepairmechanical,electrical,andplumbingfailures;determinewhenarepairisin-housevs.whentoescalatetoaspecialtysubcontractor Respondtoservicecallsandafter-hoursemergenciesonarotatingon-callschedule Handlegeneralbuildingrepairs:doors,hardware,drywall,ceilingtile,minorcarpentry,andtenantimprovementpunch-listitems Documentandcommunicate Logallwork,parts,andtimeinBuildOps(ourfieldserviceplatform)thesamedayit'scompleted Communicatestatusclearlytopropertymanagers,tenants,andtheM5office;setexpectationsandfollowthrough Maintainaccurateequipmentinventories,PMschedules,andinspectionrecordsforeachproperty Supporttheteam Identifyrepairandimprovementopportunitiesandpassleadstoaccountmanagersforquoting Coordinatewithvendorsandsubcontractorson-site;verifyworkiscompleteandtostandard Upholdsafetypractices(lockout/tagout,PPE,confinedspaceawareness,ladder/liftsafety)oneveryjob WhatYouBring Required 3+yearsofcommercialbuildingengineeringorstationaryengineeringexperience(office,industrial,retail,ormedicaloffice) WorkingknowledgeofcommercialHVAC,electrical(upto480V),andplumbingsystems Abilitytoreadmechanical/electricaldrawingsandequipmentschematics EPASection608Universalcertification ValidCaliforniadriver'slicensewithacleandrivingrecord Comfortableusingasmartphone/tabletforworkorders,photos,andtimetracking Abilitytolift50lbs,climbladders,workonrooftops,andstand/walkforextendedperiods Strongcustomerserviceinstincts—youcanexplainaproblemtoapropertymanagerinplainEnglish NicetoHave ChiefEngineerorLeadEngineerexperience BOMI,IUOE,ortradeschoolcoursework ExperiencewithBASplatforms(Trane,JohnsonControls,Honeywell,Siemens,orsimilar) Backflowtestercertification,boiler/unfiredpressurevesselexperience,orgenerator/ATSfamiliarity FamiliaritywithBuildOpsoranotherfieldservicemanagementplatform BilingualEnglish/Spanish Schedule Monday–Friday,typically7:00a.m.–3:30p.m. Rotatingon-callforafter-hoursandweekendemergencies TravelbetweenclientpropertiesintheBayAreaandSacramentoregion(companyvehicleormileagereimbursement) CompensationandBenefits Hourlypaydependingonexperience,withovertimeeligibility Medical,dental,andvisioncoverage Paidtimeoffandpaidholidays Companyvehicleorvehicleallowance,phone,andtools Paidtrainingandcertificationreimbursement GrowthpathtoLead/ChiefEngineerasourBuildingEngineeringdepartmentexpands #J-18808-Ljbffr Sunstall Inc.
