As a Right Of Way Agent, you will be conducting negotiations with landowners using established negotiation skills and techniques. Building rapport and knowledge of the acquisition process are essential. In addition, the ideal candidate for this position should possess working knowledge of the right of way acquisition process: title, appraisal, negotiation, closing, relocation, Uniform Act, and Texas eminent domain procedures. Responsibilities will be negotiating with property owners, making offers, engaging in counteroffer preparation and submittal, conductive title curative measures, and closing the parcel through a title company. LJA is seeking someone who is driven, conscientious in their work, and works well with team members in remote locations. Other important aspects of include the ability to negotiate on multiple projects concurrently, to work under multiple project managers, and to work on projects that require travel within the State of Texas.Typical daily responsibilities include:Conduct activities related to the acquisition of property rights for public infrastructure projectsHandle negotiating and associated documentation for parcels on day-to-day basisCommunicate with property owners in a respectful and professional mannerProvide current parcel updates in contact logs and project status reportsUse advanced technology, techniques, and practices to resolve challenges throughout the acquisition process and related real estate services disciplinesProvide status updates and participate in status meetingsExecute responsibilities with a sense of urgency while maintaining quality and accuracy of deliverablesContinually adhere to customer service standards, including being courteous, responsive, conscientious and striving for accuracyEducation/licenses:4-Year College Degree (other education and experience may qualify as a substitution)Active Texas Real Estate Sales Agent's LicenseActive Texas Notary (or ability to become one in 45 days)Required qualifications:Exceptional oral and written communication skills, including use of proper grammar, minimal misspellings, and infrequent typographical errorsExperience in negotiating with property owners to acquire real property rights for public infrastructure projectsAbility to build and maintain strong internal and external relationships, as well as establish rapport with property ownersProficiency in document organization (both electronic and paper)Exceptional attention to detail and organizational skillsDemonstration of self-motivation and ethical behaviorAbility to continuously and proactively collaborate, share, seek guidance, and receive feedback through open dialoguePossess a positive attitude and a desire to learnWillingness to adapt work schedule based on project needsAbility to work independently but also work as a team playerAbility to plan and organize workload, adjust changing priorities, and work well under pressureAble to manage multiple priorities under tight deadlinesPossess critical thinking and problem-solving attributesKnowledge of the Uniform Relocation Assistance and Real Property Acquisitions Policies Act of 1970, as amendedProficient with MS Office Suite, especially TEAMS, Excel, Word, Outlook, and PowerPointAbility to travel overnight, if neededValid Driver's License (good driving record)Ability to work with team members in other geographic officesFamiliarity with acquisition appraisal elements and methodologyPossess reliable transportationMust be able to report daily to an LJA office in Austin, Round Rock, Katy, or Spring/The WoodlandsBonus points if you have:R/W-NAC or SR/WA from the International Right of Way AssociationEducation related to real estate or appraisalExperience working in Texas and on TxDOT, county, or municipal projectsMind/body endurance:Able to sit for extended periods of time working on a computer with various software applicationsIntraoffice and interoffice mobility required to attend project meetings, client meetings, and meetings with team members and support staffActively participate in meetings to follow up with team members and clients on action itemsUse of camera in virtual meetings to foster successful communicationAbility to accurately work under pressure to meet deadlinesCapable of quickly evaluating accuracy in real estate acquisition documentsCritical thinking and problem-solving attributesAbility to drive long distances and for extended periods of timeAbility to travel out of town with overnight stays with reasonable noticeLevel up with LJA:At LJA, we're 100% employee-owned.
