Role Description MainGate Management is seeking a Portfolio Manager to own and grow an assigned portfolio of residential and commercial properties. This is a cornerstone role for self-motivated professionals who thrive with autonomy and want to directly shape building performance, owner relationships, and resident experience. Responsibilities Set rents, develop leasing plans, and approve all tenant applications and renewals Manage capital projects and unit turns from scoping through completion Advise building owners on property improvement strategies and revenue growth Lead your team in delivering excellent resident experiences and maintaining building quality Qualifications Experience in property management handling leasing, maintenance coordination, or portfolio oversight before and can hit the ground running Comfort with property management accounting. Experience with owner statements, CAM reconciliations, rent rolls, or similar is a real plus A self-starter mindset — you manage your own time, prioritize without being told, and don't need hand-holding to get things done Strong communicator across all stakeholders. You can talk through a maintenance issue with a vendor, a lease renewal with a tenant, and a capital budget with an owner, all in the same day A genuine team player.
