Real Estate Asset Manager

We are a growth-oriented real estate investment firm overseeing a portfolio of industrial properties, including warehouse, distribution, and light manufacturing assets across multiple markets. We are seeking an experienced Asset Manager to join our team in New York and take ownership of portfolio performance, investor reporting, and strategic execution across our industrial holdings. Our platform runs on a lean, systems-driven back office — this role will own the tools and processes that keep it running, not just the numbers.

The Asset Manager will be responsible for the day-to-day financial, operational, and strategic oversight of a portfolio of industrial real estate assets, working closely with property management, an outsourced back-office/accounting team, leasing, legal, and capital markets partners to maximize asset value and investor returns. This role requires a highly analytical, detail-oriented professional with strong industrial real estate fundamentals, deal experience, and the ability to manage multiple workstreams, systems, and stakeholders simultaneously — including a comfort level running the CRM/workflow platform that coordinates the team, not just consuming reports out of it.

This is an in-office position at our New York office.

• Own the financial performance of an assigned portfolio of industrial properties (warehouse, distribution, light manufacturing, flex/R&D), including budgeting, forecasting, and variance analysis.
• Develop and maintain detailed financial models (cash flow, IRR, equity multiple, sensitivity analysis) for hold/sell, refinance, and capital improvement decisions.
• Review and approve annual operating budgets and capital expenditure plans in coordination with property management teams.
• Monitor property-level KPIs specific to industrial assets (occupancy, NOI, clear height and loading utilization, rent roll trends, NNN expense reconciliations) and identify opportunities to enhance performance.
• Review monthly, quarterly, and annual financial statements and reporting packages prepared by the accounting/back-office team for accuracy and alignment with underwriting assumptions before they're finalized.

• Serve as the primary point of contact and quality-control checkpoint for an outsourced back-office/property-administration team, routing incoming requests, reviewing completed work, and resolving exceptions.
• Own and maintain the firm's CRM/task-management platform (e.g., , Asana, Airtable, or similar), including building and refining boards, dashboards, and automations that keep reporting, lease administration, and vendor/tenant workflows on schedule.
• Manage relationships with outside technical vendors/consultants engaged to build or extend platform functionality — translating business requirements into clear scope, testing and QA'ing deliverables before rollout, and directing prioritization of the build queue.
• Maintain and improve internal process documentation and training materials (SOPs, onboarding guides, workflow playbooks) so procedures stay current as the portfolio and team evolve.

• Review, negotiate, and abstract industrial lease agreements, amendments, and renewals in coordination with legal counsel and leasing brokers.
• Develop leasing strategies for vacant space, including market positioning, tenant targeting, and rent structuring specific to distribution, warehouse, and light manufacturing users.
• Evaluate tenant creditworthiness and lease economics (TI allowances, free rent, escalations, options, NNN reimbursements) for new and renewal deals.
• Assess building specifications relevant to industrial tenants (clear height, column spacing, dock/trailer ratios, power capacity, truck court depth) as part of leasing and retenanting strategy.
• Track lease expirations, renewal options, and critical dates across the portfolio.

• Prepare and give final sign-off on investor reporting packages, including quarterly performance updates, distribution notices, and asset-level summaries, prior to distribution.
• Draft and coordinate investor communications related to acquisitions, dispositions, refinancings, and capital events.
• Serve as a primary point of contact for joint venture partners and institutional investors regarding asset performance and strategic decisions.

• Review LLC operating agreements, purchase and sale agreements, loan documents, and guaranty agreements, flagging key business terms for internal stakeholders.
• Manage the disposition process for assets identified for sale, including marketing coordination.

• Track capital improvement project budgets and costs, coordinating with our in-house construction team on scope and timeline; confirm any outside vendors carry appropriate insurance coverage before work begins.
• Direct our in-house property management team to ensure operational efficiency, tenant satisfaction, and compliance with lease and regulatory requirements.

• Serve as a primary point of contact with lenders on loan covenant compliance, refinancing processes, and workout/restructuring conversations when a loan needs attention.
• Monitor insurance coverage, property tax assessments, and compliance with loan covenants across the portfolio.
• Identify and escalate risks related to tenant defaults, litigation, environmental issues, or regulatory changes.
• Ensure timely and accurate compliance with lender and investor reporting requirements.

• Minimum 5 years of experience in real estate asset management, investment analysis, or a related role (private equity real estate, institutional ownership, or REIT experience preferred).
• Bachelor's degree in Real Estate, Finance, Business, Economics, or a related field.
• Strong proficiency in financial modeling and Excel.
• Demonstrated experience reviewing and interpreting commercial lease agreements and legal documents (operating agreements, PSAs, loan documents).
• Strong background/experience in core accounting functions.
• Hands-on experience administering a CRM, project-management, or workflow-automation platform (e.g., , Asana, Salesforce, Airtable, or similar) — building views, automations, and dashboards yourself, and/or directing outside developers or consultants who build them, not just using the end product.
• Experience coordinating with and quality-checking the output of an outsourced or offshore accounting/back-office service provider.
• Excellent written and verbal communication skills, with experience drafting investor-facing materials.
• Ability to manage multiple projects, systems, deadlines, and stakeholders in a fast-paced environment.
• Working knowledge of a property management software platform (e.g., AppFolio, Yardi, MRI, or Argus Enterprise).
• Must be able to work in-office five (5) days per week in New York, NY.

• Direct experience managing warehouse, distribution, or light manufacturing assets.
• Familiarity with joint venture and private equity real estate fund structures.
• Experience working directly with institutional investors or capital partners.
• Experience building or maintaining SOP/process documentation for a lean or scaling operating platform.
• MBA, CFA, or CCIM designation a plus.
