Service Technician — Luxury Apartment Community

Position Overview

We are seeking a skilled and service-oriented  Service Technician to join our luxury apartment community. This position is responsible for maintaining the property’s apartments, amenities, common areas, and building systems to the highest standards. The ideal candidate takes pride in their work, has strong attention to detail, and understands that exceptional maintenance is an essential part of delivering a luxury resident experience.

The Service Technician will respond to resident service requests, complete preventative maintenance, assist with apartment turnovers, and help ensure the community is safe, attractive, and operating at peak performance.

Key Responsibilities

• Complete daily service requests promptly, professionally, and with a strong focus on resident satisfaction.
• Diagnose and repair plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, and general maintenance issues.
• Perform preventative maintenance on building systems, equipment, apartments, and amenities.
• Prepare apartment homes for new residents, including repairs, touch-up painting, fixture replacement, and quality-control inspections.
• Maintain luxury common areas, amenities, fitness facilities, pools, outdoor spaces, and other community areas.
• Conduct regular property inspections and identify maintenance, safety, and curb-appeal concerns.
• Respond appropriately to maintenance emergencies and after-hours service calls as required.
• Maintain accurate records of completed work, parts used, and outstanding maintenance needs.
• Coordinate with vendors and contractors when specialized repairs or services are required.
• Maintain an organized, clean, and safe maintenance shop and storage areas.
• Follow all company policies, OSHA requirements, safety procedures, and applicable building codes.
• Support the Maintenance Supervisor and property management team with special projects and other operational needs.

Resident Experience

• Provide courteous, professional, and timely service to every resident.
• Communicate clearly regarding maintenance needs, appointment times, and completed work.
• Respect resident privacy and maintain a clean work environment inside occupied homes.
• Represent the community with a polished, professional appearance and positive attitude.
• Treat every service interaction as an opportunity to reinforce the community’s luxury standards.

Qualifications

• High school diploma or equivalent preferred.
• Previous apartment, multifamily, hotel, hospitality, commercial, or residential maintenance experience preferred.
• Working knowledge of plumbing, electrical, HVAC, appliances, drywall, painting, and general building maintenance.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently while also functioning effectively as part of a team.
• Excellent customer service and communication skills.
• Strong attention to detail and commitment to quality workmanship.
• Ability to prioritize multiple work orders and meet deadlines.
• Valid driver’s license and reliable transportation may be required.

Physical Requirements

• Ability to lift and carry equipment and materials weighing up to approximately 50 pounds.
• Ability to stand, walk, bend, stoop, kneel, climb ladders, and work in confined or elevated areas.
• Ability to safely operate hand and power tools.
• Ability to work indoors and outdoors in varying weather conditions.

Schedule & Availability

This position may require participation in a rotating  on-call/emergency maintenance schedule , including evenings, weekends, and holidays. Flexibility and responsiveness are important in maintaining the high level of service expected in a luxury residential community.
