Summary

 

This position is responsible for the complete operation of income property including bottom-line financial performance; reaching income goals as set forth by the Chief Operating Officer and the client. Directs on site personnel of the properties (if applicable) and provides operational and financial oversight and direction. Markets property to the community.

 

Key Responsibilities

 

Oversee Financial Management of Properties

• Approve all expenses to ensure purchasing procedures are being followed
• Guide properties to maximize profits to ensure we are maximizing income for our clients as well as ourselves
• Act as a strategic partner with property owners to meet their expectations with regards to the management of their assets
• Review all bids/quotes to be sure we are being charged a fair price and the work outline is inclusive of what we need done

Coaching and Developing Staff

• Educate staff on what we do and why we do it to be sure they have a clear understanding of our business
• Make sure everyone understands their KR's (including importance & time spent) and critical duties to ensure that everyone has the opportunity to perform their duties to their maximum potential
• Holds regular check-ins or quick connects with each staff member on a monthly basis. Continually mentor and train staff to be sure everyone is continuously growing for the benefit of the property, company and most importantly themselves
• Motivate team to provide the best service possible by supporting and reinforcing the four core values of MAI to ensure everyone is being treated fairly and with dignity & respect
• Be clear in your expectations to be sure employees are given the best opportunity to be successful

Oversite of Physical Management

• Walk vacant units on a regular basis to be sure status of the unit is reported accurately and there are no health/safety issues present that need immediate attention
• Walk properties on a regular basis to be sure curb appeal is meeting Manco standard and there are no health/safety issues present that would create a liability for the property
• Maximize curb appeal by continually pointing out what needs to be done to ensure we maximize our marketing potential
• Educate the staff on identifying potential liability risks to ensure safety of our residents, staff & vendors as well as reducing liability risks for our clients

Maintain Owner Relations

• Take actions that maintain trust by being upfront and honest & being clear about any and all issues that arise
• Make sure there are no surprises by always getting out in front of an issue and letting ownership know as soon as possible
• Be responsible by meeting all deadlines to reinforce the clients trust in your abilities and professionalism
• Work as a partner with ownership so they truly believe you have their best interest in mind

Maintain Vendor Relations

• Treat vendors as a partner and/or part of the team so that your goals or desired outcome becomes their goal or desired outcome
• Always be clear in your expectations so there is no confusion or misunderstanding, thus strengthening the relationship
• Be sure all invoices are processed in a timely manner, so payments are received in a timely manner.

Education/Experience

 

• High school diploma or equivalent.
• Prior Multifamily Property Management experience.
• Accounting background helpful
• Microsoft Office (with ability to learn new software programs)
• Strong customer service experience.

 

Physical Requirements

 

This position is located in a professional corporate environment. This person must be able to remain in a stationary position 50% of the time – and have the ability to occasionally move about the office to access file cabinets, office machinery, etc. This person constantly operates a computer and other office productivity machinery such as a calculator, copy machine, printer. The person in this position frequently communicates with employees and must be able to exchange accurate information in these situations.

 

In addition this position requires walking properties, upstairs and downstairs – potentially long distances (interior and exterior of properties).
