Role Overview As the Community Manager, you’ll have a big mission. If you choose to accept it, your mission will be the oversight of successful day-to-day operations (financial, administrative, sales, marketing, and maintenance) while ensuring company standards are achieved and excellent customer service is delivered. You will exhibit strong commitment to the service needs of internal and external customers and represent the company professionally and courteously. Key Responsibilities Regularly inspect the property to ensure company standards are met; take appropriate action to establish compliance with safety, industry, and government regulations, ensuring safe and stable operation. Gather, analyze, and interpret market and economic trends that may impact the property and implement marketing and leasing strategies to achieve occupancy and revenue goals. Develop resident retention strategies and maintain them by communicating and responding to residents in a timely manner and addressing service issues. Manage and coordinate repair and maintenance requests, ensuring appropriate response to resident service orders and verifying the status of all vacant units. Partner with the Regional Manager to create operating income/expense budgets aligned with owners’ objectives, cash flow requirements, and leasing strategy; ensure all budgeting guidelines and financial systems are followed. Review monthly income and expense reports, report any variances, coordinate collection and documentation of all revenues, and collect delinquent accounts in adherence to policy. Prepare related weekly/monthly property operational reports, including petty cash, variance, leasing, renewal, and finance data. Hire, train, supervise, develop, and mentor property staff in accordance with company policies, and conduct performance evaluations and corrective action as needed. Perform other duties as assigned. Qualifications Three years of property management experience managing up to 299 units in one community. Ability to travel via car or plane on an average of 20% of the time. Advanced MS Office Word and Excel and computer technology skills. Strong written and verbal communication skills. Prior leadership experience required. High School diploma or GED required; some college preferred. State leasing license required or ability to obtain within required timeframe. Work Schedule Monday to Friday. Work schedule may vary.
