Preconstruction Manager

We are seeking an experienced Preconstruction Manager to lead the estimating and preconstruction efforts for complex commercial and/or multi family construction projects in the Phoenix metro area. This role is critical to delivering accurate budgets, competitive bids, and a smooth handoff from preconstruction to operations.

Key Responsibilities

• Lead all preconstruction activities from conceptual budgeting through GMP and contract award
• Prepare and oversee detailed cost estimates, value engineering, and constructability reviews
• Manage subcontractor outreach, bid solicitation, and scope leveling
• Collaborate with owners, architects, engineers, and internal stakeholders to align design, budget, and schedule
• Analyze drawings, specifications, and project requirements to identify risks and opportunities
• Develop and maintain preconstruction schedules and milestone tracking
• Present estimates, cost updates, and options clearly to executives and clients
• Support project turnover to operations and remain engaged through early construction

Qualifications

• 7+ years of experience in preconstruction and/or estimating for commercial or multi-family construction
• Proven experience delivering conceptual and detailed estimates through GMP
• Strong understanding of construction means and methods
• Proficiency with estimating software and Microsoft Office (Excel required)
• Excellent communication, negotiation, and leadership skills
• Ability to manage multiple projects and deadlines simultaneously
• Bachelor's degree in Construction Management, Engineering, or a related field preferred
