Property Manager

The Property Manager (“PM”) has broad and in-depth general management responsibilities at their assigned apartment development(s). The PM supervises a site team consisting of administrative, supportive services and maintenance personnel at levels consistent with property resources. In some instances, the PM may be solely responsible for administrative tasks and may also perform supportive service tasks. The PM ensures their assigned apartment development(s) meets all financial goals as identified in the annual budget, relentlessly pursuing full occupancy and optimizing rental income following program requirements and market conditions. The PM also ensures that all compliance covenants and supportive service requirements are consistently met, that all maintenance tasks are managed professionally, and that the work environment is safe. The PM maintains the integrity of all financial and operational data/systems and provides excellent customer service to residents to encourage long‑term retention. As a site leader, the PM demonstrates professional leadership, supports the development and training of those supervised, and diligently pursues their own professional growth via the Pennrose Academy. The PM reports to a Regional Property Manager. Property Overview Pennrose, in partnership with LGBTQ Senior Housing Inc., presents 74 brand‑new LGBTQ+ affirming apartments for seniors 62 and older in the Hyde Park neighborhood of Boston. The former William Barton Rogers School, a 120‑year‑old building, is undergoing historic rehabilitation. Rent‑restricted studio, one‑ and two‑bedroom apartments will be available to households and individuals at various income tiers (30%, 50%, 60%, 80%, and 100% of the Area Median Income). Several apartments will be set aside for homeless individuals. The residence boasts modern amenities and is pet‑friendly, with two private resident lounges, a sunroom, additional space for large events, gallery, resident cinema, classroom space, and on‑site laundry facilities. Residents also have access to a fitness center. Building features include: Elevators and secured access entry Courtyard and professionally landscaped grounds On‑site supportive services for all residents, including LGBTQ programming and services On‑site professional management team and maintenance with 24‑hour emergency call service Pay range $75,000 - $80,000/year depending on experience. Responsibilities Effectively manage rent increases, collections and the eviction process. Consistently market the property to high standards, optimize curb appeal, and successfully convert applicant traffic/waitlists into residency while meeting Fair Housing requirements. Understand all aspects of the affordable housing/market‑rate program features of the assigned property and optimize the financial and operational performance within this construct. Proactively manage housing partner subsidy programs/relationships. Manage accounts receivable, accounts payable, and cash to meet all obligations timely. Monitor utility consumption and related expenses, and optimize NWP system usage. Inspect the property daily—attend to maintenance needs and conditions while ensuring safety. Provide meaningful input to capital planning, budgeting, and cost‑saving initiatives; share best practices. Ensure team members are onboarded, trained, motivated, and equipped to be successful stewards. Manage work orders, preventive maintenance, apartment turns, and leasing of vacant units within company policy timeframes. Process re‑certifications, build and manage credible waiting lists for each unit type, and anticipate occupancy and financial performance issues. Own all aspects related to your apartment development. Teach staff about customer service, professionalism, safe work practices, effective property inspections, vendor management, and technology tools (Mobile Maintenance, Yardi, Fair Housing and Risk Management initiatives). Ensure the property is prepared for inspections, including agency and REAC inspections, avoiding staff surges. Complete necessary insurance administration tasks to conclude claims successfully. Serve as a role model, mentor, coach and trusted resource to field staff and residents. Ensure the supportive services program is successful and meets obligations. Support Pennrose Academy efforts to enhance staff's technical expertise. Partner with LGBTQ Senior Housing on site to manage the building, programs, and services. Performance Metrics Property meets all aspects of the annual operating budget. Employee retention increases and staff competency improves. Property inspection results consistently excellent. Unit turnover and occupancy times steadily improve; tenant residency lengthens. Insurance claims handled timely and professionally. Work order and preventive maintenance completions meet PMC standards consistently. No insurance claims result from staff neglect. Resident satisfaction surveys yield consistently positive results. Required Education and Experience High School Diploma; College degree a plus. Four years of increasing property management responsibilities. Knowledge of both affordable and market‑rate housing. Industry training credentials authenticating understanding of rental housing programs. Valid driver’s license, insured vehicle, and ability to travel between properties. Experience working with LGBTQ community, seniors, and those experiencing housing instability. Working Conditions Ability to work periodic flexible hours. Ability to travel by plane and automobile. Ability to work at property locations within or near transitional neighborhoods. Ability to climb stairs, take elevators, bend, squat, and reach overhead. #J-18808-Ljbffr
