Assistant Property Manager

Assistant Property Manager Location: Cincinnati, Ohio Position Type: Independent Contractor Agreement Base Compensation: Starting at $45,000/year (based on a 40‑hour weekly schedule) + Lucrative Commission Structure About the Role 3CRE Property Management, LLC is seeking a detail‑oriented, diligent, and motivated Assistant Property Manager to join our team. In this role, you will work closely with our management team to handle financial administration, tenant communications, compliance, and leasing activities for our portfolio. As an Independent Contractor, you will have the autonomy to control the means of performing your services while dedicating your full working time and efforts to advancing the business. Roles & Responsibilities Accounting & Financial Administration Accurately enter all accounting transactions and data into the Yardi property management system from property bank accounts. Generate initial monthly property reports and perform thorough accuracy reviews prior to final submission. Process all invoices and ensure timely payment of accounts payable in accordance with vendor terms. Communications & Tenant Services Manage all inbound and outbound initial communications for assigned properties, including inquiries from vendors, tenants, and owners. Conduct initial outreach to vendors to solicit contract proposals, quotes, and service information. Perform weekly rent delinquency reviews and execute proactive follow‑up with tenants to resolve outstanding balances. Compliance, Records & Maintenance Coordination Prepare and submit all required utility consumption reports and other regulatory filings to the appropriate agencies. Maintain accurate, organized, and up‑to‑date file management systems for leases, contracts, correspondence, and property records. Coordinate timely maintenance responses for all tenant‑reported issues in full compliance with landlord obligations under the lease agreements. Leasing & Portfolio Growth Assist in ongoing leasing activities with new and existing tenants for PM accounts. Actively prospect to identify and acquire new Property Management accounts for the Company. Compensation & Incentives Base Pay: Starting at $45,000/year, paid twice a month Leasing Commission: 5% override on any leasing commissions paid on a Property Management account (both existing renewals and new leases). New Account Commission: A commission or fee equal to one month of the Property Management fees due on any new PM accounts you personally source for the Company. Contract Terms & Requirements Classification: This is an Independent Contractor position. The contractor is solely responsible for their own taxes (Social Security, withholding, etc.) and is not eligible for employee fringe benefits or health insurance through the company. Schedule: 40 hours per week (contractor keeps a record of hours). Governing Law: State of Ohio. Skills & Qualifications Needed Software Proficiency: Experience with Yardi (or similar property management systems like AppFolio or RealPage). Financial Administration: Strong skills in basic accounting, managing accounts payable/invoices, and generating monthly property reports. Communication & Collections: Excellent communication skills for handling tenant/vendor relations and managing rent delinquency follow‑ups. Operations & Compliance: Ability to coordinate maintenance requests, maintain organized lease files, and file regulatory reports. Leasing & Growth: Experience assisting with tenant leasing (renewals/new leases) and a proactive mindset for sourcing new business.
