Property Management AccountantThe Property Management Accountant plays a critical role in the monthly close process, financial reporting, and overall accounting operations for a portfolio of more than 70 properties. This position requires strong technical accounting knowledge, attention to detail, and the ability to manage high-volume accounting functions in a deadline-driven environment.Key responsibilities include:Prepare and deliver monthly financial statements for assigned properties, including executive summary narrativesAssist with monthly close activities, including journal entries and account reconciliationsReview balance sheets and general ledger accounts to ensure all balances are fully reconciledMaintain and reconcile fixed asset schedules to the trial balancePrepare monthly bank reconciliationsMaintain the general ledger and ensure accurate accounts payable coding and data entryCalculate and record monthly management fees by propertyMonitor and process tenant security deposit transfers and refundsManage tenant billing for monthly, quarterly, and annual charges, including:RentCAM charges and reconciliationsUtilitiesReal estate taxesInsuranceCPI increasesPercentage rentLate fees and NSF chargesPrepare supporting documentation for annual auditsCoordinate year-end activities with external CPA/audit firmsReview and post year-end adjusting journal entries provided by CPAsCalculate and file Delaware Gross Receipts Taxes (monthly and quarterly) by required deadlinesAssist property management with the development of annual budgets and cash flow forecastsRequired qualifications and experience include:Bachelor's degree in Accounting from an accredited college or university5+ years of property management accounting experienceStrong working knowledge of GAAPAdvanced proficiency in Microsoft Excel and WordProven ability to produce accurate, detailed financial reportingStrong analytical, problem-solving, and critical-thinking skillsExcellent written and verbal communication skillsAbility to manage priorities and meet deadlines in a fast-paced, high-volume environmentDemonstrated ability to work independently while collaborating cross-functionallyStrong organizational skills with a high degree of confidentiality and professionalismPreferred qualifications include:Experience with Yardi or similar property management accounting softwareWhy join Fusco Management?Long-standing, family-owned organization with nearly 60 years of stabilityWork directly with internally owned assets—no third-party property chaosFully paid health insurance and strong retirement matchCollaborative, close-knit team environmentOpportunity to grow with a company focused on modernization and long-term value
