Assistant Community Manager

Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes managing delinquency and collection of rent to optimize cash flow and the property’s financial position, and handling all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—in the absence of the Community Manager. Post all payments and income received from applicants, current residents, and non‑current residents accurately, timely, and efficiently. Process and reconcile daily account receivables. Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable. Perform all end‑of‑the‑month closing procedures and reporting. Maintain accurate and organized records; audit resident files to ensure accuracy. Walk units and post all move‑out charges, statements, and security deposit refunds. Maintain regular/daily onsite attendance. Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives. Promote harmony and quality job performance among staff through support and effective leadership. Ensure staff compliance and consistency with company policies and procedures. Strategic leasing management. Implement effective leasing techniques to obtain closures and ensure accurate lease documentation and reporting. Implement marketing strategies and systems outlined in the annual marketing plan. Address resident complaints, concerns, and requests to ensure resident satisfaction. Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.). Effectively show, lease, and move in prospective residents. Administrative Management Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff. Maintain property appearance and ensure repairs are noted and completed promptly. Assist with supervision of all business functions related to operations. Plan for and utilize property resources, equipment, and supplies economically (e.g., obtain bids/pricing from vendors, suppliers, contractors). Education / Experience High School Diploma or Equivalent; Bachelor’s degree preferred, or two years experience in the housing industry, or one to two years related experience and/or training, or an equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regularly required to remain in a stationary position, standing or sitting for prolonged periods; repeat motions that may include wrists, hands, and/or fingers; assess accuracy, neatness, and thoroughness of work. Frequently required to move about to accomplish tasks or move from one worksite to another. Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools; move into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs in all directions, lift and place objects up to 25 lbs, operate machinery or power tools, operate motor vehicles and/or golf carts, identify and inspect objects, work overtime, weekends, night hours (emergencies), in small and/or enclosed spaces, traverse flat and non‑flat terrain, work in extremely low or high temperatures, work outdoors in precipitation and wind, be exposed to hazardous chemicals. Salary Range $25 per hour to $26 per hour Compensation also includes a comprehensive total rewards package: benefits (medical, dental, vision, life, accidental, and disability insurance), 401(k) with employer matching, commission and performance bonuses (when applicable), paid sick days, and company holidays.
