Senior Project ManagerTKG Real Estate Development - Foxborough, MA 02035OverviewSalary Range $160,000.00 - $185,000.00 Salary Position Type Full Time Job Shift Day Education Level Bachelor's DegreeDescriptionThis position is responsible for the end-to-end management and successful delivery of multiple, complex capital construction projects across TKG LLC, NRS LLC, NPS LLC, NPP Development LLC, Rand-Whitney Container and Unified Global Packaging Group. The Senior Project Manager leads projects from planning and design through construction, commissioning and closeout, with accountability for project scope, schedule, budget, quality, safety, risk and stakeholder coordination. The position provides leadership and oversight to internal project teams, external consultants, contractors and trade partners to ensure projects are completed in accordance with business objectives.Duties And ResponsibilitiesLead the planning, execution and delivery of multiple concurrent capital construction projects, establishing project scope, schedules, budgets, milestones and execution strategies. Provide oversight and direction to assigned Project Managers, Construction Managers, Superintendents, consultants, contractors and trade partners to ensure projects meet established cost, schedule, quality and business objectives. Schedule and supervise external project management and daily trade partner activities in accordance with job schedules and scopes of work.Ensure construction activities meet approved plans and specifications, quality standards, applicable codes and project requirements; drive timely resolution of construction, design and field issues that could affect project outcomes.Develop, manage and forecast project budgets, including commitments, expenditures, contingencies and projected final costs; identify variances and implement corrective actions to maintain approved project financial objectives.Review, negotiate and administer contracts, agreements, change orders and purchase orders within assigned authority; review invoices for accuracy, contractual compliance and alignment with project budgets and completed work.Establish and maintain effective project controls, documentation and communication protocols using Autodesk Forma or equivalent project management software, ensuring project teams have timely access to current schedules, drawings, decisions, action items and other critical project information.Proactively identify and manage project risks, constraints and issues related to schedule, cost, design, permitting, procurement, construction and operations; develop mitigation strategies and escalate significant risks to leadership as appropriate.Manage and coordinate architectural, engineering, base-building and construction documents, ensuring drawings and plans remain current, accurate and accessible to applicable stakeholders. Review plans for constructability, operational impacts and alignment with project requirements, and coordinate necessary revisions with architects, engineers and other design professionals to support planning efforts with Stadium Operations and the development team.Develop and present project updates, recommendations, logistics plans and operational impact assessments to project stakeholders and leadership to support timely decision-making and successful project execution.Special projects and assignments as business dictates.Responsible for the maintenance, creation and control of all personally identifiable information or any other information protected by any Confidentiality or Privacy Standards or Company Policies that you have access or knowledge of, including but not limited to any state or federal regulations including HIPAA.Supervisory ResponsibilitiesProject Managers, Superintendents and Construction Managers as project needs dictate.Skills And Qualifications8-10+ years of experienceBachelor's degree in Construction Management, Engineering, Architecture, Business or related fieldDemonstrated experience managing multiple concurrent projects through planning, design, procurement, construction and closeout.Strong knowledge of construction methods, drawings, specifications, contracts, change management, scheduling, budgeting and project controls.Demonstrated ability to manage project budgets, forecasts, schedules, risks and contractor performance.Demonstrated ability to lead cross-functional project teams and manage architects, engineers, contractors, consultants and trade partners.Strong negotiation, problem-solving, decision-making and stakeholder-management skills.Proficiency with Microsoft Office, Microsoft Project and construction/project management software; AutoCAD experience a plus.Ability to read and interpret architectural, engineering and construction drawings and specifications.Must have attention to detail and focused concentrationMust be able to learn new tasks and complete tasks independentlyMust be able to make timely decisions in the context of the workflowMust possess strong organizational skills, ability to multi-task and responsivenessWork EnvironmentFast-paced office and active construction site environments.Regular exposure to construction site conditions, including noise, dust, weather and other environmental conditions.Use of required personal protective equipment while on active construction sites.Ability to work outside normal business hours as project schedules and business needs dictate.Work environment can be loud at timesWork environment can be loud at timesCertificates, Licenses, RegistrationsNoneOther DutiesPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
