The Development Associate supports the full project lifecycle: sourcing, underwriting, entitlement, capitalization, and construction delivery. This is an entry-level role built for someone early in their career who wants real deal exposure instead of a narrow analyst lane. You will work directly with the Principal, sit in on lender, consultant, and city meetings from day one, and take on independent workstreams as you ramp. We will teach you the modeling, the entitlement process, and the deal mechanics — you bring the work ethic, curiosity, and attention to detail. Responsibilities Underwriting and analysis Learn and maintain Excel pro formas: development budgets, sources and uses, sensitivities, and returns (IRR, equity multiple, yield-on-cost, DSCR) Gather and organize market data: rent and sales comps, absorption, demographics, and trade-area research Capital and partnerships Assemble lender and equity packages, offering memoranda, and investor updates under the Principal’s direction Help compare debt term sheets across construction, bridge, and permanent facilities, including LTV/LTC sizing Research incentive and credit enhancement programs: TIF, metro districts, DURA, opportunity zones, and city grant or fee-waiver programs Entitlement and execution Support submittals to Denver planning and public works; attend registered neighborhood organization and community meetings Track entitlement milestones: rezonings, design overlays (including 38th and Blake height and design standards), site plan review, and permitting Help coordinate the design and consultant team; assist with schedule tracking, draw packages, invoices, and change order logs Support leasing and marketing: tenant coordination, LOI and lease abstract tracking, and project marketing materials Visit project sites regularly and document progress Requirements Bachelor’s degree in real estate, finance, business, planning, architecture, engineering, construction management, or a related field 0–2 years of professional experience; internships, co-ops, and relevant coursework count Working proficiency in Excel with the aptitude and interest to build real financial models Clear, organized writing and comfort presenting findings to a small team Strong attention to detail and the ability to keep multiple deadlines straight Genuine interest in Denver real estate and a willingness to learn on live projects Valid driver’s license and willingness to travel Preferred qualifications Internship or prior experience in development, CRE brokerage, lending, appraisal, planning, or construction Familiarity with the Denver metro market, especially infill and mixed-use development Coursework or exposure to the Denver zoning code and entitlement process Exposure to Argus, CoStar, Placer.ai/ESRI, Procore, AutoCAD, or ArcGIS Any exposure to environmental diligence or brownfield redevelopment Compensation and growth Salary $65,000 to $80,000 plus discretionary year-end bonus. 401K Direct mentorship from the Principal with a defined path to Development Manager Health benefits, paid time off, and support for professional dues, licensing, and continuing education First-year success looks like Builds a first-pass pro forma on a new opportunity independently Owns the diligence checklist and deadline tracking on at least one active deal Produces market research and investor materials that need only light principal edits Understands the Denver entitlement path well enough to track it without prompting Becomes a reliable point of contact for brokers, consultants, and city staff #J-18808-Ljbffr
