POSITION SUMMARY:

The Property Manager is responsible for leading the on-site team and ensuring exceptional customer service, operational excellence, and financial performance of the community.  The role oversees daily property operations, including safety compliance, emergency response, budgeting, expense control, accounts payable processes, and income management.  The Property Manager provides strong hands-on leadership by hiring, training, coaching, and motivating staff while setting high standards for leasing performance and customer service delivery. The position maintains oversight of delinquencies, bad debt, and all financial categories within the budget, implementing corrective actions as needed to achieve organizational goals.  In partnership with the Maintenance Supervisor, the Property Manager ensures effective communication between the maintenance and office teams, consistent service quality, and timely completion of inspections, work orders, and annual punch-list requirements.  The role is accountable for maintaining compliance with all County, State, and Federal regulations, ensuring documentation and follow-through meet agency expectations.  The Property Manager champions operational consistency across the portfolio, identifies opportunities for improved efficiencies, and fosters strong relationships with support departments to achieve peak team and property performance.   

ESSENTIAL DUTIES and RESPONSIBILITIES:

Customer Service & Safety

• Ensure top-level customer service from all onsite team members.
• Maintain compliance with all safety inspections, procedures, and required documentation.
• Manage emergency situations, directing staff and communicating with residents and leadership as needed.

Financial & Operational Management

• Oversee property financial performance, including budgets, income categories, operating expenses, and monthly variance reporting.
• Maintain tight expense control through vendor management, cost-saving measures, and proper A/P processes from purchasing through invoicing. 
• Monitor delinquencies and bad debt and recommend corrective actions to achieve targets.
• Ensure compliance with all County, State, and Federal regulations and required documentation.

Team Leadership & Development

• Hire, develop, train, coach, and motivate all direct reports.
• Lead by example with strong leasing and customer service performance.
• Establish monthly leasing goals and evaluate team effectiveness.
• Promote operational consistency across the portfolio.

Property Operations & Maintenance Coordination

• Utilize Entrata work order system to monitor service request trends, timeliness, and workload distribution.
• Ensure strong communication between maintenance and office teams to support high-quality service delivery.
• Oversee and ensure timely completion of annual punch list reports.
• Partner closely with the Maintenance Supervisor to support their leadership and development.
• Continuously seek opportunities to improve operational practices and efficiencies.

EDUCATION, SKILLS and ABILITIES

• High School diploma or equivalent required.
• Associate or Bachelor's degree in Business, Property Management, Finance, or related field preferred.
• Five to seven years of experience in property management. 
• Two to three years in a supervisory or assistant manager role.
• Driver's license, good driving record, and car insurance.
• Experience in budgeting, financial reporting, and vendor management.
• Experience with Microsoft Office Suite and Property Management systems, Entrata preferred.
• Strong verbal and written communication skills.
• Excellent customer service skills and the ability resolve issues effectively and professionally. 
• Ability to build and maintain strong working relationships across departments.
• Strong organizational skills with the ability to manage multiple tasks, prioritize workload, and meet deadlines.
• Strong analytical skills.
• Ability to work collaboratively and support effective communication between departments.  

WORK ENVIRONMENT:

This position operates in a professional property management setting and requires regular interaction with residents, prospects, team members, vendors, and support departments. The role involves both office-based work and frequent on-site activity, including walking the community grounds, inspecting units and buildings, and supporting maintenance and operational tasks as needed. The Property Manager may be exposed to varying weather conditions during outdoor responsibilities and must be able to adapt to a fast-paced environment with frequent interruptions and shifting priorities. The position requires the use of standard office equipment and property management software and may occasionally require evening, weekend, or holiday availability to meet operational needs or respond to emergencies.

PHYSICAL DEMANDS:

This position requires the ability to move throughout the property regularly, including walking the grounds, climbing stairs, and accessing building areas for inspections, tours, and operational oversight. The role involves periods of standing, sitting, and using standard office equipment such as computers, phones, and printers. The employee must be able to lift and carry items up to 25 pounds, including office supplies, small packages, or materials related to property operations. Clear vision, hearing, and verbal communication are essential for interacting with residents, team members, vendors, and leadership. The position may require quick mobility and sustained physical activity during emergency situations, as well as occasional exposure to outdoor weather conditions while performing on-site duties.
