Leasing Professional - Sage at Cypress Cay

Job Summary Temporary 90‑day assignment with potential for extension or permanent placement based on performance. The role coordinates community marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Responsibilities Perform all sales and leasing activities, including greeting and qualifying prospects, conducting community tours, processing applications, credit screening, criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in. Inspect apartments prior to resident move‑in to ensure move‑in ready condition and coordinate outstanding items with maintenance. Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies on concessions and specials to sustain occupancy. Design and execute marketing activities to create and drive traffic, including resident referral and employer outreach programs, internet tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific marketing plans. Use on‑site property management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for quality by inspecting marketing corridor, communicating maintenance needs, merchandising units, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction through e‑mail, thank‑you notes, cards, or phone calls, and finalize lease decisions. Execute lease renewal activities by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed on time. Respond quickly and courteously to resident or client/owner concerns, solve problems, and document requests to the appropriate parties. Requirements Must hold all licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights up to 25 lb independently and 50 lb with assistance. Travel may be required to assist other properties, attend training, or business meetings. Work flexible schedule including evening, weekend, and holiday calls. Compensation Hourly range: $18.00 – $19.00. Additional compensation may include quarterly or annual bonus programs for corporate positions and weekly, monthly, or quarterly bonuses for on‑site property positions.
