Remote | Full-Time | W-2  Base Salary: $48,000 + 3% of Closed Deal Profits  Expected First-Year Earnings: $100,000–$110,000 About the Role

Higher Ground Land is looking for an experienced Disposition Manager to take ownership of our disposition function and help build the foundation for a scalable sales operation.

This is more than a transaction or listing coordination role. We are looking for someone who can lead, make decisions, solve problems, create buyer demand, and build systems that will allow the disposition department to grow over time.

You will work directly with the founder and own the process of moving properties from contract to successful closing.

What You'll Own

• Evaluate properties and determine the best sales strategy for each opportunity.
• Determine the highest and best use and appropriate sales path for each property.
• Decide when to work with local agents, market directly to buyers, use online marketplaces, or pursue other sales channels.
• Build and develop marketing channels that create buyer demand.
• Manage relationships with local real estate agents and other sales partners.
• Manage title and coordinate the resolution of title-related issues.
• Manage seller expectations and communication throughout the closing process.
• Coordinate the moving pieces of transactions through a typical 90–120 day closing timeline.
• Identify problems early and find solutions that keep deals moving toward the finish line.
• Take ownership of the disposition process and continuously improve how it works.
• Help create repeatable systems and processes that can eventually support a larger disposition department.
• Eventually help build and lead a team as the volume of inventory grows.

What We're Looking For

We are looking for someone who:

• Has experience in real estate dispositions, preferably within a residential or land wholesaling environment .
• Understands how to move properties from contract to closing.
• Has experience working with agents, sellers, buyers, title companies, or similar transaction partners.
• Can independently assess situations and determine the best path forward.
• Is a strong problem solver who can manage multiple moving pieces.
• Can create demand rather than simply waiting for leads or buyers to appear.
• Has the ability to lead and own a department function .
• Is comfortable working independently in a remote environment.
• Is highly organized and able to manage transactions over longer sales cycles.
• Takes ownership and follows through without needing constant direction.
• Wants the opportunity to build something rather than simply maintain an existing process.

Compensation

• $48,000 annual base salary
• 3% of closed deal profits
• Expected first-year earnings: $100,000–$110,000 , based on company performance and deal volume
• Full-time W-2 position

Reporting Structure

This position reports directly to the Founder and will have significant ownership over the disposition function.

As the company grows, there is an opportunity to build a team around this role, including a disposition assistant, transaction coordinator, or other support positions.
