Director of Operations

Full-Time | Exempt About the Role Bigfoot Management Group is seeking an experienced Director of Operations to lead and strengthen our Property Management operations as we continue to grow. This is a senior leadership position responsible for the people, systems, performance, and day-to-day execution of our Property Management department. The Director of Operations will work closely with company leadership and department leads to ensure our team operates efficiently, consistently, and with a high level of service to property owners and residents. We are looking for someone who combines strong property management knowledge with proven people leadership and operational management experience. The ideal candidate enjoys developing teams, improving systems, solving problems, and building accountability within a growing organization. Key Responsibilities The Director of Operations will: Lead the day-to-day performance of the Property Management department. Supervise, coach, and develop managers and operational staff. Establish clear expectations, accountability, and performance standards. Recruit, hire, train, evaluate, and develop team members. Monitor departmental KPIs and use performance data to identify opportunities for improvement. Develop, document, and improve operational policies, procedures, and workflows. Ensure strong coordination between Property Management, Leasing, Administration, Maintenance, and Finance. Support the team with complex owner, resident, property, and personnel situations. Oversee maintenance coordination and service delivery within the Property Management department. Maintain strong relationships with key property owners and assist with significant escalations. Improve new-property and client onboarding processes. Evaluate staffing and operational capacity as the managed portfolio grows. Work with Finance leadership on budgets, departmental performance, expenses, and profitability. Ensure compliance with applicable laws, Fair Housing requirements, company policies, and industry standards. Lead staff training and professional development. Participate as a member of the company's leadership team and contribute to planning, problem solving, and execution of company priorities. What We're Looking For Required Qualifications 2 years experience in Business Administration, Management, Real Estate, Finance, Organizational Leadership, or a related field. Minimum of 3 years of operations or people-management experience, including direct supervision of employees. Experience hiring, coaching, evaluating, and managing employee performance. Strong understanding of residential property management operations, leasing, maintenance coordination, owner relations, and resident relations. Experience improving systems, policies, procedures, or workflows. Strong financial and business understanding, including experience with budgets, expenses, and performance metrics. Ability to manage multiple priorities and make sound decisions independently. Strong written and verbal communication skills. Ability to lead difficult conversations and resolve conflict professionally. Strong organizational, analytical, and problem-solving skills. High level of accountability, judgment, discretion, and professionalism. Comfortable using property-management software and modern business technology. A Montana Property Management License or applicable equivalent will be required. A qualified candidate may obtain the necessary Montana licensing within 90 days of hire. Preferred Qualifications 3+ years of property management or related real estate operations experience. Previous experience as a Director, Operations Manager, Regional Manager, Senior Property Manager, or similar leader. Experience managing multiple Property Managers, supervisors, or department leads. Experience overseeing a portfolio of several hundred units or more. Experience working within a growing or entrepreneurial organization. Experience with AppFolio or a comparable property-management platform. Experience implementing KPIs, scorecards, SOPs, or structured operating systems such as EOS.
