Construction Manager

Prescott Group is seeking an experienced Construction Manager - Tenant Improvements to represent ownership in the planning and execution of a significant office build-out at a 22-story Class AA office tower. The initial assignment is expected to span approximately 12-16 months and will center on the build-out and delivery of approximately 200,000 square feet of office space for a major tenant , along with related base-building and property activation work. This is an owner's-representative role requiring someone who can actively manage the project rather than simply monitor it. The Construction Manager will coordinate architects, engineers, contractors, consultants, vendors, tenant representatives, property management, and ownership to ensure the project is delivered safely, on schedule, within approved budgets, and consistent with required quality standards. The position will also help establish the processes and standards that will be used for future tenant improvement projects as the property's remaining approximately 130,000 square feet is leased. Project Management Serve as Prescott Group's day-to-day construction representative for the tenant improvement program. Manage the project from design and preconstruction through permitting, construction, commissioning, punch list, and final turnover. Establish and maintain detailed project schedules, budgets, milestone tracking, and reporting. Identify schedule, budget, design, procurement, and execution risks early and develop appropriate mitigation plans. Drive accountability among project participants and ensure decisions and outstanding items are resolved promptly. Design & Preconstruction Coordinate architects, engineers, consultants, contractors, tenant representatives, and ownership. Review drawings and specifications for constructability, completeness, budget implications, and alignment with project objectives. Manage design development and track design decisions. Coordinate permitting and governmental approvals. Participate in contractor selection, bidding, scope review, leveling, and contract negotiations. Identify long-lead items and develop procurement strategies to protect the schedule. Construction Oversight Maintain an active presence on the job site and monitor construction progress. Conduct and/or lead regular project meetings. Monitor contractor performance, schedule adherence, quality, safety, and site conditions. Coordinate construction activities affecting base-building systems or other portions of the property. Review RFIs, submittals, change orders, field conditions, and other project documentation. Escalate significant issues to ownership with clear recommendations and options. Budget & Cost Control Maintain detailed project budgets and cost forecasts. Review contractor applications for payment and supporting documentation. Evaluate change orders for scope, pricing, necessity, and schedule impact. Track commitments, contingency usage, anticipated costs, and remaining exposure. Provide ownership with regular reporting on budget-to-actual performance and projected final cost. Tenant & Stakeholder Coordination Coordinate closely with tenant representatives regarding design requirements, construction decisions, milestones, and delivery obligations. Translate tenant requirements into actionable construction priorities. Work with leasing, property management, engineering, and ownership to coordinate responsibilities and ensure alignment. Manage issues affecting both tenant improvements and base-building operations. Coordinate testing, balancing, commissioning, inspections, and certificates required for occupancy. Manage punch lists and ensure timely completion. Coordinate turnover of completed spaces and systems to the tenant and property management team. Ensure delivery of warranties, O&M manuals, as-built drawings, equipment documentation, training, and other required closeout materials. Partner with the Senior Property Manager and Building Engineer to ensure a smooth transition from construction into ongoing operations. Help establish building standards and tenant construction procedures for future leases. Develop repeatable processes for budgeting, approvals, construction coordination, and turnover. Provide construction input during leasing discussions and evaluation of prospective tenant requirements as needed. Qualifications 7+ years of commercial construction or project management experience. Significant experience with large-scale Class A office tenant improvement projects. Experience managing projects on behalf of an owner, developer, corporate occupier, or sophisticated real estate organization strongly preferred. Demonstrated experience managing projects from design through construction and turnover. Strong knowledge of construction contracts, schedules, budgets, change orders, RFIs, submittals, permitting, and commissioning. Ability to read and interpret architectural, mechanical, electrical, plumbing, and construction drawings. Experience managing general contractors, architects, engineers, consultants, and tenant representatives. Strong financial and analytical skills with demonstrated ability to manage project budgets and forecasts. Excellent communication, organization, negotiation, and problem-solving skills.
