Commercial Property Manager

Job Summary

A growing commercial real estate team is seeking an experienced Commercial Property Manager to oversee a diverse portfolio of industrial warehouse and commercial properties across Orange County and the Inland Empire. This direct hire opportunity is ideal for a hands-on property management professional who enjoys tenant relations, financial oversight, vendor management, lease administration, and multi-site operations.

The Commercial Property Manager will support a portfolio of 13 commercial and industrial properties with 31 tenants, working closely with leadership, tenants, vendors, and internal stakeholders to ensure properties are well maintained, financially sound, and operating efficiently. The right candidate will bring advanced Yardi experience, strong communication skills, and the ability to balance operational details with strategic property performance.

Key Responsibilities

- Manage day-to-day operations for a portfolio of commercial and industrial properties, including inspections, maintenance, repairs, capital projects, and tenant service requests.
- Serve as the primary contact for tenants regarding lease questions, move-ins, move-outs, issue resolution, service coordination, and ongoing relationship management.
- Handle lease administration, renewals, amendments, CAM reconciliations, insurance compliance, property tax support, and related documentation.
- Manage property financials, including budgeting, forecasting, accounts payable, accounts receivable, rent collection, invoice approvals, and reporting through Yardi.
- Source, negotiate, and oversee vendors, maintenance contracts, service providers, and common area maintenance activities.
- Support compliance with ADA requirements, safety regulations, building codes, risk management protocols, and association operations for an office complex HOA or POA.

Compensation and Benefits

- Salary Range: $120,000 to $130,000 per year.
- Job Type: Direct Hire.
- Location: Tustin, CA.
- Property visits are required 1 to 3 days per week, with travel within approximately 45 miles from the Tustin office.

Additional Skills

Required Qualifications and Skills
- Manage a multi-site commercial and industrial property portfolio.
- Oversee lease administration, CAM reconciliations, tenant relations, vendor management, and property operations.
- Manage budgets, financial reporting, AP/AR, rent collection, invoice approvals, and forecasting using Yardi.
- Coordinate inspections, preventative maintenance, repairs, capital improvements, compliance, and risk management activities.
- 10+ years of professional experience preferred, with strong commercial and/or industrial property management experience required.
- 3 to 5+ years of direct commercial and/or industrial property management experience required. Residential property management experience is not applicable for this role.
- Advanced Yardi experience required. Candidates should be able to specify the version used. Yardi Breeze Premier is highly preferred.
- Strong knowledge of lease administration, tenant relations, vendor management, budgeting, forecasting, and financial reporting.
- Experience managing multi-site commercial portfolios with multiple tenants.
- Knowledge of CAM reconciliations, building operations, maintenance coordination, insurance compliance, ADA requirements, safety regulations, and building codes.
- Strong communication, organization, follow-up, problem-solving, and relationship management skills.
- Ability to travel locally for property visits across Orange County and the Inland Empire.

Preferred Qualifications
- Experience with association management, including HOA or POA operations, budgets, board meeting coordination, and common area maintenance.
- CPM, RPA, or California Real Estate License.
- Experience with Yardi Breeze Premier.
- Background managing industrial warehouse properties, office complexes, or mixed commercial portfolios.
