They perform or assign general, advanced, or specialized maintenance functions depending on property needs and are responsible for performing maintenance of assigned properties in a cost-effective, timely manner. The Lead Maintenance Technician is responsible for providing and assisting in the direction of training, safety, and quality control initiatives for current and new Maintenance Technicians. They may be called upon to assist at other properties when workload is heavy, or training assistance is needed. The Lead Maintenance Technician takes pride in serving others and delivering a caring and professional experience for our residents, our client-owners, and our fellow team members.Wage starting at $30 per hour (and more based on experience)!Potential to earn up to $5.21 more per hour with incentives.Tools provided; valued over $1,100.Company Cell Phone, Uniform, and Vehicle Allowance.Live and work with Goldmark and receive up to a 20% rent discount.Resident RelationsPartner with Manager in leading the work of Maintenance Technicians within their defined sector by providing technical and on-the-job training support to build and maintain knowledge and skills required for the Maintenance Technician position.Depending on region, acts as the primary back-up to their manager or when assistance is needed at other properties.Provides leadership support for the team by assisting in leading team meetings and providing input on hiring and performance decisions for Maintenance Technicians within their defined team.Assists in providing work direction to Maintenance Technicians. This includes coordination of daily work order load, reviewing completed work, evaluating technical performance against established standards and ensure on-call schedules are covered.Build and maintain long-term relationships with residents by addressing and responding to requests, questions, and concerns, making referrals to manager or site/property team members as appropriate.Financial OperationsMay oversee the prep process to ensure supplies are ordered and prep buckets are turn ready.Assist Manager with vendor management to determine if a vendor is necessary, and follow-up with work completed to Goldmark's specifications.Conduct regular inspections of site maintenance shop to ensure appropriate appearance and inventory levels as well as safety complianceProperty ManagementMay assist in the larger general, advanced, or specialized technical repairs (drywall, appliances, vandalism issues).Assists in providing direction and oversight of safety and quality control measures. Provides support for Maintenance Technicians on more complex maintenance tasks as requested.Will travel to all properties within assigned sector to provide training and support.Responsible for supporting the initial and on-going training of all new maintenance techniciansEnsure the attractive internal and external appearance of all buildings and grounds, which may include removing debris and weeds, and reporting maintenance needs.May assist in the preventative and non-routine maintenance for facilities. This includes, but is not limited to:Seasonal (i.e., spring/fall checklists)Roof inspectionsCity inspections and appropriate follow-upBoiler maintenanceOpening and closing of poolsHVAC, large plumbing, electrical and roof maintenance, and repairs.LeadershipBe responsible and accountable for your actions and reactions.Understand and engage in trainings, projects and processes aligned to this role and any organization-wide required trainings within the defined timelines.Work side by side along with leadership and support teams as appropriate.Incorporate learnings from fellow team members into your personal growth and development.Serve as a mentor to help in the growth and development of fellow team members.Create goals, processes, and habits to succeed in your personal growth and development.Cultivate a culture of diversity and inclusion for our residents and team members by:Ensuring compliance with all Fair Housing and EPA laws and regulations as well as government programs.Ensuring decisions made and work completed represent our company values.Develop and grow your self-awareness.Communicate professionally and effectively with residents and fellow team members through active listening to understand.Know as many team members and residents by name and face as possible; using their name as much as possible.Participate in community initiatives and organizations.Understand and follow all OSHA and our company safety standards for work you perform.Experience, Education and LicensureShould be an experienced Maintenance Technician who has demonstrated outstanding mentoring, coaching and leadership skills.Business needs and/or state, local and federal laws may dictate required certifications and licensure for a region or specific location.Demonstrated proficiency and quality of advanced maintenance skills.Ability to communicate and influence work direction to multiple site Maintenance Technicians.Demonstrated support for Goldmark maintenance procedures and policies.Effective interpersonal, communication and listening skills with the ability to relate to a diverse group of people.High School Diploma or GED.Equivalent education with one to two years' related experience and/or training preferred.A well-organized and self-directed individual who is a team player.Proven ability to lead and motivate a team, without direct authority, to achieve consistent high-level results.Ability to operate common office equipment, basic computer skills and work order management.Must have valid driver's license, acceptable driving record and meet company insurability requirements.Proficiency of the English language in reading, writing and verbal communication.Benefits That Support YouTime off that grows with you.
