Focus will be on activities relating to management of an existing portfolio of data center properties and site acquisitions related to new development opportunities.ResponsibilitiesLease ManagementLeads complex lease negotiations for new sites, renewals, expansions, contractions and other portfolio initiativesAnalyzes real estate leases, including evaluating and reading lease language and understanding impact to value of real estateConducts or directs due diligence efforts for real estate transactionsServes as the primary commercial contact with landlords and counterparties, driving favorable business outcomes while balancing long-term strategic objectivesInventory Planning and Capex ForecastingSupports real estate transactions through financial analysis and valuation methods, including discounted cash flow modeling using the standard suite of Microsoft Office and/or ArgusConducts research on real estate and data center market in various metrosCompares and analyzes market transactions for valuation purposesReviews near and long-term capacity plans and maintains an inventory roadmap for each metroDevelops real estate strategy for each metro and supports capex forecast on planned developmentsReal Estate AcquisitionSupport and eventually lead commercial negotiations for asset acquisitions and strategic real estate transactionsProject manages implementation of multiple site searches, ranging in scale from small offices to large data center buildings and greenfield sitesManages vendors and advisors in order to meet site selection requirements and review all due diligence materialsResponsible for program delivery of multiple related projects required for a specific business functional strategyPermittingCoordinates land and power permitting approvals with local authorities to support development of data centersAsset ReviewSupports execution of asset management strategies including expansion, contraction, disposition and reconfiguration of propertiesProject and Program ManagementDevelops and manages project plans, timelines, risks and deliverables across multiple real estate initiativesPrepares executive-ready analyses and presentation materials to support capital allocation and real estate investment decisionsStakeholder ManagementOwns relationships with landlords, brokers and external partners throughout lease transaction negotiationsInterfaces with internal operations colleagues to assess real estate needs and evaluate requestsManages real estate transaction reviews with internal and external legal counselConducts real estate related cross-functional projects with internal and external colleaguesQualificationsBachelor’s degree in real estate, Finance, or Accounting required5+ years of experience at a data center company, national brokerage firm, investment bank or real estate investment firm preferredDemonstrated responsibility for negotiating leases, acquisitions or dispositionsReal Estate License preferredThe targeted pay range for this position in the following location is / locations are:United States - Dallas Infomart Office DAI : 118,000 - 176,000 USD / Annual Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location.The pay range shown is based on our compensation structure in place at the time of posting and may be updated periodically based on business needs. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits.
