The Building Technician IV with Journeyman Electrical Certification is responsible for performing preventive maintenance, troubleshooting, and corrective repairs on buildings, industrial systems, equipment, and grounds. Working under limited supervision, this position serves as a technical resource for the installation, modification, maintenance, and repair of electrical systems and equipment while ensuring safe, reliable, and efficient facility operations.

This role works directly with electrical infrastructure and components, including distribution systems, wiring, outlets, lighting, panels, controls, equipment, and associated electrical devices. The technician is responsible for supporting laboratory and office renovations, equipment installations, facility improvement projects, and the preventive maintenance of site electrical systems. In addition to advanced electrical responsibilities, the position performs and supports the full scope of Building Maintenance Technician IV duties, utilizing and developing trade skills in areas such as HVAC, plumbing, carpentry, painting, roofing, and general building maintenance.

The Building Maintenance Technician IV with Journeyman Electrical Certification collaborates with other facility technicians, contractors, and stakeholders to support safe and efficient facility operations, providing technical expertise, troubleshooting support, and maintenance services across a diverse portfolio of building systems. This position reports to the Lead Building Technician.

Major Duties and Responsibilities Essential Tasks:

• Recommends life cycle and proactive projects such as replacement of HVAC systems, Electrical upgrades systems, installation of new roofs, plumbing repairs and alterations of other Building Systems.
• Report on opportunities for Energy, Preventive Maintenance, and/or other cost-saving measures.
• Installing electrical wiring to ensure electrical systems in a home, business or other environment.
• Troubleshooting electrical issues to find the source of a reported problem and identify repair options.
• Repairing electrical wiring and components.
• Inspecting components, including wiring and electrical products, to ensure they're safe and within the required code.
• Training Apprentices and newer Electricians and overseeing their work.
• Upgrading existing electrical systems to enhance performance, reduce utility costs and ensure safety.
• Working under defined supervision, helps monitor building system operations, performs assigned and emergency repairs, completes preventive maintenance routines.
• Utilizes acquired skills to perform preventive maintenance and corrective repairs using trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling expertise.
• Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves prescribed environmental conditions. Monitors chiller or other HVAC type systems to ensure proper operation and troubleshoots immediately to diagnose problem, checking suites and other facility rooms.
• Completes planned and ad-hoc maintenance work assignments requiring the skill and direction of several engineering, mechanical, and maintenance trades.
• Estimates time and materials needed to complete repairs.
• Orders materials and supplies necessary to complete all tasks.
• Contacts certified contracted vendors as needed. Oversees performance/note deficiencies of service contractors and recommends changes as necessary.
• Oversees monthly or periodic inspection of buildings and building systems, i.e., HVAC, Electrical Distribution, Structural, vertical transportation, roofs, parapets, gutters and lenders, parking area, drainage, ramps, and approaches, irrigation and Fire/Life Safety, Water treatments, UPS and PDU systems, HVAC controls and Plumbing Systems. Makes detailed reports of exceptions and recommends corrective action.
• Verify maintenance of mechanical equipment rooms to ensure clean and safe conditions.

Education Required Minimum Education:

• Requires a high school diploma or GED and specialized or technical training.
• Requires Electrical Technical School

Preferred Education Licenses and/or Certifications:

• Valid United States Driver's License.
• Requires one or more Accredited Certification or License in HVAC, electrical or plumbing.
• Journeyman Electrician Certification

Experience Required Minimum Experience:

• Requires five or more years of electrical repair, HVAC repair, and maintenance experience.
• Requires four or more years Journeyman Electrician technical training.

Knowledge:

• Must have a working knowledge of a Computerized Maintenance Management System, CMMS.
• Must be or become familiar with the community and area serviced.
• Must have a working knowledge of department procedures and work within the guidelines of the standard operating policies and procedures.
• Must have a working knowledge of equipment and procedures for various technologies.
• Must have a strong working knowledge of an BMS, such as Siemens building controls.

Skills:

• Must show proficiency in diagnosing and repairing electrical issues such as faulty wiring, malfunctioning circuits and equipment failure.
• Must have experience using tools such as wire strippers, receptacle testers and cable cutters.
• Must be able to read blueprints to understand a structure's electrical setup
• Must have problem-solving and critical thinking skills, as Journeyman Electricians may troubleshoot and repair issues in the field
• Must have attention to detail to make precise, accurate measurements
• Must have excellent analytical skills to determine root cause and risk elements while considering alternative courses of action.
• Must be cost-conscious, results-oriented, and possess basic business skills.
• Must be able to print and write legibly.
• Must have excellent telephone, email etiquette and customer service skills.
• Must have experience using Microsoft Office applications including Word, Outlook, Visio, PowerPoint and Excel.
• Must be capable of operating motor vehicles in all types of weather conditions.

Working Environment & Travel Requirements:

Work involves strenuous physical activities of various kinds with continuous exposure to hazardous substances, potentially dangerous situations, unpleasant work conditions such as exposure to unpleasant odors or adverse weather conditions. Physical demands may include strenuous physical activity. May be required to work any time of the day, evening or night during the week or weekend to include being on-call. Travel Requirements:

Occasional out of town and overnight stays required. Ability to use personal motor vehicle for company business required. Will work extended hours during peak periods. Physical Requirements:

Must be able to drive on behalf of the organization. Will require walking, bending, and prolonged sitting and/or standing during work hours. Requires ability to reach, lift and carry up to 50 lbs. Requires manual and finger dexterity and eye-hand coordination. Requires ability to work with onsite equipment and observing work processes. Requires face to face interaction with co-workers and/or others.
