Maintenance TechnicianLocation: Alpharetta, GA area (on the road)Position Summary: The Maintenance Technician is responsible for performing repairs, renovations, and ongoing maintenance across a portfolio of single-family rental homes. This position supports property operations by ensuring homes are safe, functional, and well-maintained for residents. The role contributes to resident satisfaction, asset preservation, and operational efficiency. It requires strong technical expertise, effective communication, and the ability to manage multiple priorities in alignment with company objectives.Essential Job Functions:Functional ResponsibilitiesPerform preventative, corrective, deferred, and emergency maintenance across assigned propertiesDiagnose and complete repairs related to HVAC, plumbing, electrical, appliances, and general home systemsComplete and document work orders accurately and promptly using company-issued mobile devicesOperational / Departmental SupportCoordinate with dispatch, vendors, and internal teams to ensure timely service completionMaintain inventory of tools and supplies needed for daily maintenance activitiesSupport property readiness by assisting with renovations, turns, and quality control checksProvide a high level of customer service as the primary field representativePromote company values and maintain professionalism in all interactionsCompliance & Risk ManagementEnsure adherence to applicable federal, state, and local regulationsMaintain required documentation and reporting standardsIdentify and escalate compliance or safety risks as appropriateFollow OSHA and company safety standards; report unsafe conditions promptlyAdditional ResponsibilitiesMaintain a courteous and professional demeanor with residents, vendors, and colleaguesCurrently does not require on-call or emergency work, but may in the futurePerform other duties as assigned to support business objectivesPerformance Expectations & Key Metrics: Performance will be evaluated based on measurable outcomes aligned with company and departmental goals. Metrics may include:Complete an average of 3-5 work orders per day, depending on work order complexity and market volumeMaintain 90% or greater completion rate for assigned work ordersComplete at least 85% of work orders without vendor involvementMaintain repeat visits for the same issue below 5% monthlyAchieve resident net promoter scores of 8 or higher through resident survey platformsMaintain 100% compliance with company safety policies, required certifications, and operational proceduresComplete required documentation, photos, and work order notes within the same day of service completionMaintain inventory, tools, and company equipment in accordance with company standards and audit requirementsComplete all required training and compliance courses by assigned deadlinesRequired Qualifications:Education: High school diploma or equivalent requiredExperience: 3+ years of experience in residential maintenance or related fieldSkills & Competencies: Strong organizational and time-management skills, effective written and verbal communication skills, analytical thinking and problem-solving ability, proficiency in mobile technology and work order systems, ability to manage multiple priorities and meet deadlinesPreferred Qualifications:Experience in single-family rental or property management environmentsCertifications in HVAC, electrical, or plumbing tradesIndustry certifications or licenses: EPA Certification, HVAC Certification, or equivalentPhysical Requirements:Ability to perform physical tasks commonly associated with property maintenance and field operations, including but not limited to standing, walking, bending, kneeling, crouching, crawling, and climbing ladders or stairsAbility to lift, carry, push, and/or pull materials and equipment of varying weights (up to 50 pounds or more, with or without assistance)Ability to use hands and tools to handle, control, or feel objects, tools, or controls, including repetitive motionsAbility to work in various positions and access confined or elevated spaces as requiredAbility to operate standard maintenance tools, equipment, and mobile technology (e.g., smartphones, tablets)Ability to communicate effectively in English, both verbally and in writing, as required for safe and effective job performanceSufficient vision (with or without correction) to safely perform job duties, including close, distance, and peripheral visionWork Environment:Regular work performed in residential properties, including occupied and vacant homes, construction or renovation sites, and outdoor environmentsFrequent exposure to varying weather conditions, including heat, cold, humidity, and precipitationExposure to dust, odors, noise, chemicals, insects, rodents, and other environmental conditions typical of maintenance, repair, and construction workUse of personal protective equipment (PPE) as requiredWork may involve travel between multiple properties within an assigned regionInteraction with residents, vendors, contractors, and internal team members in a professional mannerWork is often fast-paced with changing priorities, service requests, and deadlinesOn-call, overtime, or extended hours may be required based on business needs, including evenings and weekendsWhy work for Maymont Homes?Our Mission - "We Positively Impact the Lives in the Communities We Serve."
