About the Role:

Compensation is $72,000.00-$90,000.00

Summary:   The Maintenance Manager is responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe, secure living environment for residents, visitors and staff. It is the Maintenance Manager's duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. The Maintenance Manager supervises, and coordinates activities of workers engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties.

Requirements:

Education: High school diploma or equivalent. However, for safety and productivity reasons, the position requires the ability to read and write English correctly and fluently. In addition, the position requires the ability to accurately perform basic to intermediate mathematical functions. Technical Certification a plus.

Experience: Minimum of three to four years previous experience in property management maintenance, other building maintenance or related trade. Minimum of three years previous supervisory experience is required.

Skills: Must be able to diagnose problems with and repair the following:

• Major appliances
• HVAC
• Basic - intermediate plumbing (when no license required)
• Basic - intermediate electrical (when no license required)
• Sheetrock
• General carpentry
• Pool care (if required by property)
• Gutters/roofing (all roofing work will be completed by licensed, insured contractors)
• Wallpaper/painting

In addition, the position requires the following skills:

• Ability to deal well with people
• Good verbal and written communication skills
• Strong customer service orientation
• Familiarity with online service requests software
• Basic computer skills, specifically knowledge of Microsoft Office products
• Ability to personally perform general maintenance repair tasks without endangering themselves, residents or fellow employees.
• General knowledge of building codes and fire safety

Licenses: The following licenses are required:

• EPA certifications for refrigerant recycling and at a minimum, Type I & Type II certifications
• Valid Driver's License and insurance
• Black Seal – if required by property
• CPO – Certified Pool Operator Certification – if required by property
• Other licenses and certifications as required by state or local law

 

Essential Job Functions :

1. Ensure that physical condition of the property is maintained according to company operating and safety standards. Ensure that service requests and repairs are made correctly and in a timely manner.

1. Organize and prioritize service requests and general maintenance tasks. Maintain accurate required records regarding preventative maintenance, service requests and other position related reports.

1. Oversee turn-key operation. Ensure that vacant units are made rent-ready in a timely manner. Perform turn-key work as required. Ensure all make-readies are inspected.

1. Schedule and supervise other maintenance staff as well as the work performed by outside contractors.

1. Maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property. Purchase supplies as required, using standard purchase order system and proper bidding procedures.

1. Prepare staffing schedules to ensure work is completed in a timely manner while remaining within budgetary guidelines.

1. Maintain a preventative maintenance program that minimizes emergency repairs and service requests.

1. Adhere to the company's safety programs, policies and procedures. Maintain the hazard communications program. Teach and promote safe work practices among on-site staff.

1. Assist with maintaining all grounds, including sidewalks, public walkways and stairways, building exteriors, garden areas and dog runs in a neat, clean and attractive condition.

1. Snow removal including, but not limited to shoveling, salting/sanding, and clearing of sidewalks, public walkways and stairways, building exterior entrances, parking garages and any other common areas or area determined by the Supervisor. 

1. Hire, develop and manage on-site maintenance staff. Ensure staff is motivated, functions as an effective team and provides superior level of customer service. Responsible for department personnel management functions.

1. Work with Director of Operations to develop property budgets, marketing plans and reforecasts.

1. Must be punctual & reliable.
