Service Manager

Description The Service (Maintenance) Manager is responsible for managing the day-to-day maintenance of an apartment community in accordance with Shea Properties standards, policies and procedures. The Service Manager performs and/or delegates maintenance repairs across carpentry, plumbing, painting, electrical, HVAC, masonry, appliance and other general and preventative tasks. The pay range for this position is $32.00 - $40.00 per hour. The Service Manager is eligible to participate in the maintenance program and the annual discretionary bonus plan. The Service (Maintenance) Manager, as with all Shea team members, is expected to conduct themselves professionally in line with Shea Core Values and company policies. Job Duties Prioritizes, completes and/or delegates maintenance work and service requests for the apartment community. Maintains accurate and timely paperwork and uses computer software to track open and closed work orders. Assigns work orders and reviews safety requirements; discusses with the service technician as appropriate. Participates in and leads lineups. Performs and/or delegates specific maintenance tasks (carpentry, plumbing, painting, electrical, HVAC, masonry) and ensures compliance with company standards and local building codes. May repair/maintain property emergency and security systems. Schedules apartment turnover and inspects rent-ready units to ensure completion of maintenance items. Completes move-out checklists, assigns resident move-out charges, and forwards invoices for approval and processing of the security deposit statement. Assists in obtaining competitive bids for budgeted maintenance and capital improvements as requested by leadership. Schedules and inspects vendor/contractor work to ensure quality and adherence to standards. Purchases inventory supplies within the property budget and company policies. Reviews, codes, and approves vendor invoices in applicable systems. Collaborates with the Community Manager on operating budget preparation and monthly variance reports. Inspects the property site including garages, driveways, common areas, and facilities; provides inspection reports for review. Conducts weekly property inspections of common areas and communicates findings to the Community Manager. Looks for opportunities to improve operating costs through new technologies, methods, and materials. Schedules and/or provides on-call maintenance for evenings, weekends and holidays per policy. Conducts safety meetings in line with company programs. Participates in staff selection, recruitment, and training of service staff. Supervises service staff, supports team building, and handles personnel issues with positive communication. Prepares annual reviews for direct reports, sets goals, and implements development plans as needed. Supports mandatory training participation and compliance with training requirements. Performs other duties as assigned; responsibilities may vary by community. Technical/Professional Knowledge (Knowledge/Skills, Education, and Experience) Ability to perform advanced-level maintenance tasks. Effective written and verbal communication; ability to give clear direction and respond to inquiries. Understanding of budget processes; ability to read and interpret numerical information. Provide exceptional customer service. Project management skills including planning, organizing, and coordinating tasks. Negotiation and conflict resolution abilities. Ability to operate hand tools. Knowledge of First Aid and safety procedures. Experience managing staff (supervising, training, coaching, developing, motivating, interviewing, hiring, terminating) and leading by example. Computer proficiency with Microsoft Office; Yardi experience preferred. Minimum of 3 years property management maintenance experience, with at least 1 year in a management role preferred. Work Environment The Service Manager works on-site at an apartment community and interacts with residents, customers, and vendors. Work hours vary by property and typically run from 8:00 a.m. – 5:00 p.m. or 9:00 a.m. – 6:00 p.m., with potential weekend work and on-call obligations. Some travel (approximately 10-15%) may be required. Physical Requirements Physical ability to perform duties including standing, walking, bending, reaching, lifting up to 50 pounds, and using power tools. May be required to drive as part of the role.
