- Monitor contractor daily reports, workforce activity, and the quality of trade work.
- Oversee the construction submittal process and coordinate with design professionals to minimize project delays.
- Manage changes to the work and assist with conflict resolution during construction.
- Attend design and construction meetings and provide project updates and recommendations to City Management.
- Review contractor safety programs and promptly report injuries or activities that could adversely affect the project.
- Coordinate permit requirements and oversee construction documentation and revisions.
- Assist with value engineering, cost estimating, contractor bidding, bid analysis, and procurement recommendations.
- Manage payment procedures for City design professionals, consultants, and contractors.
- Assist with sustainability initiatives, including “Green” or LEED programming assessments.
- Lead project closeout and commissioning activities, including collection of warranties, guarantees, training materials, operations and maintenance manuals, signoffs, and other closeout documentation.
- Establish and maintain organized project records throughout the construction process to support future operations, maintenance, warranty enforcement, and dispute resolution.
- Prepare reports, memoranda, presentations, and other documentation for City Management and Board meetings.
- Recommend improvements to project implementation processes and help facilitate timely decision-making to keep projects moving forward.
