Maintenance Technician

We are seeking a Maintenance Technician who will perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for 40 hours per week. Your duties would include: Perform maintenance to ensure homes and community areas are in proper condition. Execute assigned work orders and report status to the Community Manager timely and efficiently. Use established procedures to identify deficiencies and take immediate action with community manager. Ensure community grounds are appropriately manicured by performing lawn care services as needed. Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident's sites as needed to maintain community appearance. Removal of snow when needed. Perform regular inventories of maintenance and or grounds equipment and supplies to advise Community Manager of equipment and supply needs. Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors. Perform seasonal pre-maintenance service on a timely basis. Participate in the refurbishing of Community Owned homes. Perform repairs and maintain the community water and sewer lines. Responsible for taking care of daily maintenance issues-exterior plumbing issues, safety issues etc. Read and change out water meters as needed. Troubleshoot water leaks. Must be able to lift 50 pounds and be cleared to drive maintenance trucks to various locations both on and off property. Maintain maps of all communities with updated info on utilities, light audits, shut off valves etc. Assist with light construction or refurb as need of inventory homes. Remain available for "on call" duties as needed. Perform other duties as assigned. Requirements: 3-5 years' experience in landscaping and grounds keeping, including general maintenance, light carpentry, and plumbing. Able to drive a plow truck (snow removal). Ability to lift 50 pounds and work with heavy equipment. Valid driver's license, good driving record and current auto insurance. Must have proficient verbal communication skills. Excellent customer service skills. Working knowledge of plumbing, electrical, appliance repairs, HVAC, and carpentry.
