Property: Approximately 224-unit garden-style multifamily community
Location: Fort Worth, TX 76112

Schedule: Monday–Friday, 9:00 AM–5:00 PM, with a rotating Saturday schedule as needed and occasional pre-scheduled evening resident events

About the Role

The Property Manager will be responsible for the overall management and day-to-day operations of an approximately 224-unit garden-style multifamily community. This includes resident relations, leasing and lease administration, unit renovations and turns, maintenance operations, vendor management, financial and administrative responsibilities, and team leadership.

The ideal candidate will have multifamily property management experience, strong leadership and organizational skills, and a customer-service-focused approach. This person should be energetic, welcoming, solutions-oriented, and committed to creating a positive experience for residents and team members.

Key Responsibilities

• Oversee the daily operations of the property and provide administrative and operational support, including phone coverage, correspondence, reports, filing, and recordkeeping.
• Lead, manage, and support property personnel to ensure a high-performing and collaborative team environment.
• Oversee leasing activities and assist with lease administration, including lease preparation and maintaining accurate property management system records.
• Coordinate resident move-ins and move-outs while ensuring a smooth and professional experience.
• Maintain accurate, organized, and up-to-date property files, including leases, contracts, and other required documentation.
• Solicit, coordinate, and evaluate vendor bids and service contracts.
• Ensure invoices are processed accurately and in a timely manner with appropriate supporting documentation.
• Maintain current Certificates of Insurance for applicable vendors, contractors, and other parties.
• Monitor property reports, follow up on delinquencies, and implement appropriate collection and resident communication strategies.

• Work toward established property performance goals, including:
• • 95%+ economic occupancy
  • 1% or less delinquency
  • 95%+ physical occupancy
  • 70%+ renewal rate
  • 4.5+ Google rating

• Assist with annual budget preparation, monthly financial reporting, and bank deposits, as assigned.
• Monitor, assign, and follow up on maintenance work orders to ensure timely completion and resident satisfaction.
• Conduct regular property inspections with janitorial, landscaping, maintenance, and other service providers.
• Oversee renovations, unit turns, vendor activity, and quality-control inspections, including blue-tape inspections.
• Review and oversee maintenance staff timekeeping and hours.
• Ensure compliance with applicable federal, state, and local housing laws and regulations, including Fair Housing requirements.
• Monitor tenant and vendor insurance compliance.
• Build and maintain positive resident relationships through regular communication, outreach, resident events, recognition programs, newsletters, and other community initiatives.
• Ensure resident information and records within the property management system remain accurate and current.
• Oversee weekly online and on-site marketing efforts to ensure listings, pricing, availability, and marketing materials are accurate and up to date.
• Identify operational challenges and implement solutions that improve resident satisfaction, team performance, and overall property operations.

• Strong knowledge of Fair Housing laws and other applicable property management regulations.
• Ability to work independently while collaborating effectively with ownership, management, residents, vendors, and team members.

Qualifications

• Valid driver's license required.
• High school diploma, GED, or equivalent required.
• 1–3 years of experience as a Property Manager or in a similar role within multifamily property management or real estate investment required.
• Experience with real estate/property management software required.
• Demonstrated strong work ethic, professionalism, and positive, team-oriented attitude.
• Ability to work Monday–Friday, 9:00 AM–5:00 PM, with a rotating Saturday schedule as needed.
• Availability for occasional pre-scheduled evening resident events.

Compensation & Opportunity

Base Salary: $70,000–$75,000 annually, plus bonus/commission opportunities.
