Commercial Maintenance Sales Associate (Commercial Landscaping)
- Location: Field-based in Northwest Arkansas — in person, not remote
- Schedule: Full-time, W-2. Most of your week is spent on commercial properties across Northwest Arkansas, not behind a desk.
- Compensation: $52,000 base ($1,000/week), plus uncapped new-contract commission and renewal commission — target earnings $85,000–$125,000+, full breakdown below.

Yes, we mow grass. We edge sidewalks, blow parking lots, prune shrubs, and haul leaves.
But the real business we are in is trust. A property manager who signs with us is putting their own reputation on the line with their owner, their tenants, and every person who pulls into that parking lot on a Monday morning. They are betting the crew shows up, the property looks right, and nobody calls them to complain.
When that bet goes bad, it goes bad quietly. A retail center starts looking tired and the leasing agent stops showing it. An HOA board collects a few complaints and puts the contract out to bid. A contract gets sold at a price operations cannot actually deliver on, corners get cut to make the hours work, and a good relationship dies over two hundred dollars a month.
Grey Barn is building the leading commercial landscape maintenance company in Northwest Arkansas. We are looking for people who want to grow with the company, learn commercial sales properly, build real relationships, and create real income through performance.
This is the seat where that career starts. You do not need to have sold commercial landscaping before. You need to have sold something, to real people, and be willing to go find the next opportunity yourself.
If you want a list of leads handed to you every Monday morning, this is not the role. If you can drive past a retail center and want to know who manages it, who cuts it now, and how to get thirty minutes with the decision maker — you may be exactly who we need.
The Big PictureEvery commercial property in your patch should either be a Grey Barn customer or a name in your CRM with a next step and a date on it.
We do not need someone who says: "I've been reaching out to some property managers, hoping to hear back this week."
We need someone who says: "I hit fourteen properties in Springdale on Tuesday, got past the front desk at six of them, and got three real conversations. Two site walks booked for Thursday. One of them is unhappy with their current vendor's spring cleanup, and their agreement is month-to-month. Proposal goes out Friday."
That is the difference.
Role MissionYou are not selling mowing. You are building a book of recurring revenue that pays Grey Barn every month for years — and learning a commercial sales craft that will pay you for the rest of your career.
Every contract you sign is a promise operations has to keep. Your job is to make that promise winnable: the right property, an honest scope, a profitable price, and expectations the customer actually understands.
What You Will Own1. Prospecting Your Territory
Nobody fills your calendar but you.
- Prospect commercial properties throughout Northwest Arkansas
- Build relationships with property managers, facility managers, HOAs, multifamily communities, retail centers, churches, schools, industrial sites, and commercial property owners
- Find out who actually decides, not just who answers the phone
- Keep working the market whether or not you closed something last week
Prospecting is not what you do when you have spare time. It is the job that creates all the other work.
2. Discovery and Site Walks
The walk is where the deal is won or lost.
- Run discovery calls and meetings that surface the real problem, not just the current price
- Walk properties and identify maintenance needs
- Notice the scope the current vendor is skipping
- Ask better questions than the last salesperson who showed up
A property you did not walk is a property you are guessing about.
3. Estimates and Proposals
Professional beats clever.
- Prepare accurate basic estimates and proposals
- Present them professionally, in person where possible
- Sell properly scoped work that protects margin
- Put expectations in writing so nobody is surprised in month two
Anyone can be the cheapest bid. That is not selling, that is quitting with extra steps.
4. Follow-Up
This is where most people lose and you can win.
- Follow up consistently, past the point where most salespeople give up
- Keep next steps and dates on every open opportunity
- Stay in touch with the properties that said "not right now" — because "not right now" has an expiration date
- Be the person who is still there when the current vendor finally messes up
The fortune is in the follow-up. Almost nobody actually does it.
5. Clean Handoffs and Account Care
You sell it. Operations lives with it.
- Coordinate handoffs with operations and communicate everything you promised
- Stay engaged through onboarding and the first service visits
- Identify enhancement and install opportunities from your maintenance customers
- Support renewals and keep relationships warm when there is nothing to sell
The fastest way to lose a good contract is to sell it well and hand it off badly.
6. CRM Discipline
If it is not in the CRM, it did not happen.
- Keep activity, notes, proposals, and deal stages accurate
- Keep a next step and a date on every open opportunity
- Make your pipeline readable by someone who is not you

Try New Things Fast
If walk-ins are not working in one submarket, change the approach this week, not next quarter. Try the different opening line, the early-morning visit, the referral ask, the property tour, the direct conversation with the owner instead of the manager. Test it, keep what works, drop what does not.
Best in the World
We are not trying to be the cheapest vendor in Northwest Arkansas. We are trying to be the one nobody replaces. Study your losses. Get sharper at discovery, at walking a property, at presenting a price without flinching. Good week is not the goal. Better next week is.
Put in the Work
The unsexy part is the job: the fourth follow-up, the site walk in the rain, the proposal on a Friday afternoon, the CRM notes at the end of a long day. Pipeline does not build itself and it does not care how you feel about Mondays.
Hold Accountability
Own the number and own the miss. If the pipeline is thin, say it early and say why. If you promised a customer something operations did not know about, put your hand up immediately. If a deal died because you did not follow up, say that out loud instead of blaming the lead.
Requirements

- 2+ years of sales experience, field sales experience, commercial services experience, or related customer-facing business development experience
- Comfortable prospecting every week to build your own pipeline
- Comfortable using a CRM
- Strong communication and follow-up skills
- Ability to walk properties and understand basic scope requirements
- Ability to work independently without constant supervision
- Comfortable with commission-based upside
- Valid driver's license and reliable transportation
- Ability to travel throughout Northwest Arkansas
- Located in Northwest Arkansas, or willing to relocate before starting

You do not need to know all of these, but you need to be tech-comfortable and able to learn quickly.
- A commercial CRM for pipeline, activity, notes, and deal stages
- Estimating and proposal tools
- Email, calendar, and mobile tools for a day spent in the field
- Basic property measurement and mapping tools
If learning a new tool stresses you out, this is probably not your seat.

Benefits
CompensationBase Salary
$1,000 per week — $52,000 per year.
New Maintenance Contract Commission
Commission is based on projected first-year annual gross profit.
- 40%+ projected GP — 10% of first-year GP
- 35%–39.9% GP — 7.5%
- 30%–34.9% GP — 5%
- 20%–29.9% GP — 2.5%
- Below 20% GP — no commission
Payment Timing
- 50% after the customer makes payment #2
- 50% after the customer makes payment #6
Renewal Commission
- Renewal 1 — 5% of renewal-year gross profit
- Renewal 2 — 2% of renewal-year gross profit

- $1,800/month, $21,600/year revenue
- 40% gross profit, $8,640 projected annual GP
- Your commission: $8,640 x 10% = $864
- Paid $432 after payment #2, $432 after payment #6

Bigger contracts pay more:
- $1,800/month at 40% GP — $8,640 annual GP — $864 commission
- $2,400/month at 40% GP — $11,520 annual GP — $1,152 commission
- $3,000/month at 40% GP — $14,400 annual GP — $1,440 commission
- $5,000/month at 40% GP — $24,000 annual GP — $2,400 commission
Lower-margin accounts pay less. Bad-margin accounts do not get rewarded.
Income examples at average contract size and 40%+ gross profit:
- Strong start — 36 new contracts per year, 3 per month — approximately $83,000 total annual comp
- Solid performer — 60 new contracts per year, 5 per month — approximately $104,000
- High performer — 84 new contracts per year, 7 per month — approximately $125,000
- Top performer — 114 new contracts per year, 9.5 per month — approximately $150,000+
Team Inter-Referral Pool
When the maintenance team creates enhancement or install opportunities, 5% of collected enhancement and install gross profit goes into a shared sales team pool. That pool funds an annual sales team trip that is both fun and useful — a conference, training, a sales retreat, a business or networking event, or a team growth trip.
Simple rule: if your team opens the door for the other team, the whole sales team benefits.
