What You\'ll Actually Do This is a portfolio-level operations role with Asset Living, one of the largest third-party management firms in the country. You\'ll oversee a group of communities in the Salt Lake City market, working offsite but staying close enough to each property that nothing slips through. Your week will pull you between financial reviews, site visits, staffing conversations, and ownership reporting. The leasing environment in the Wasatch Front has been active, and occupancy pressures shift quickly as new supply continues to come online along the I-15 corridor. Knowing how to read that kind of market and translate it into a sharp marketing plan matters here. On the financial side, you\'ll own NOI performance across your portfolio. That means developing annual operating budgets, reviewing monthly variance reports on income and expense line items, and flagging capex needs before they become emergencies. You\'ll monitor rent collections, reconcile deposits, approve vendor invoices, and make sure ownership financial reports close accurately and on time. When a property\'s T-12 starts showing a pattern, you\'re expected to catch it and recommend an adjustment, not wait for someone upstream to notice. Personnel management takes up a significant share of your attention. You\'ll screen and hire community managers, coach them consistently, and hold them accountable using documented processes. Salary recommendations, timesheets, performance counseling, and terminations all run through you. Asset Living operates across multifamily, build-to-rent, affordable housing, and student housing segments, so your portfolio may not be uniform. The ability to lead site teams through different compliance environments and operational rhythms is genuinely useful here. You\'ll also be responsible for leasing strategy at each property. That includes developing yearly marketing plans, evaluating staff leasing techniques, and building resident retention programs that keep renewals strong. When traffic slows or concessions creep up, you\'ll be expected to diagnose why and respond with a real plan. What You Bring Demonstrated experience managing a portfolio of multifamily communities as a regional or district manager Solid grasp of property financials: budgeting, NOI analysis, variance reporting, and capex planning Hands-on experience hiring, training, and managing on-site property management teams Working knowledge of fair housing regulations and safety compliance requirements Familiarity with leasing performance metrics and marketing strategy for multifamily assets Strong communication skills with ownership groups and internal leadership Experience with property management software and reporting systems Context Worth Knowing Asset Living operates as a fee management company, which means your communities have owners who expect accurate reporting and responsive communication.
