As an Assistant Service Manager, you will: Help lead, coach, and develop a team of Maintenance Technicians and Make Ready staff while fostering a collaborative, team-first environment Partner with the Service Manager to oversee daily work orders, apartment turns, preventative maintenance, and production schedules across a busy community Provide advanced troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and exterior building systems Lead by example by maintaining high standards for safety, quality, customer service, and operational excellence Help coordinate on-call rotations, preventative maintenance programs, apartment turn schedules, and daily workflow priorities Maintain inventory levels and ensure maintenance materials, tools, and equipment are organized and readily available Conduct regular inspections of occupied buildings, common areas, and vacant apartments to maintain community standards Support emergency maintenance response and participate in a rotating 24-hour on-call schedule Complete additional projects and responsibilities assigned by the Service Manager while helping the team achieve operational goals You'll join a leadership team that values accountability, continuous learning, respect for one another, and creating opportunities for career growth while delivering exceptional service to our residents. Compensation & Incentives: Base Pay: $27.00-$29.00 per hour Up to 50% Rent Discount Property Staff Shared Renewal Commissions Morgan Essentials: $300 Quarterly On-Call Appreciation: $15/day while holding the on-call phone Medical, Dental & Vision Benefits 401(k) with Company Match Generous Paid Time Off, including 10 paid holidays and sick leave Hours & Schedule: Monday - Friday | 8:00 AM - 4:30 PM Rotating paid on-call participation required Must be available for weather-related and emergency maintenance events Schedule may adjust based on business needs What We'll Expect From You: Minimum 3 years of maintenance experience, preferably in multifamily housing or a related industry Strong hands-on experience troubleshooting HVAC, plumbing, electrical, appliances, and general building systems Previous experience supporting, mentoring, or leading a maintenance team in a fast-paced environment preferred EPA/CFC/HVAC certification preferred Comfortable using smartphones, mobile work order systems, email, and training platforms Active, valid driver's license and reliable personal vehicle Ability to respond to on-call and emergency maintenance needs #AC4008
