On-Site Maintenance Technician

ON-SITE MAINTENANCE TECHNICIAN

Bluestone Real Estate Services is looking for an On-Site Maintenance Technician to help keep one of our apartment communities running smoothly. You’ll handle a variety of maintenance and repair needs, respond to resident work orders, prepare apartments for new residents, and help ensure the property is safe, attractive, and well maintained.

This position is located in Keizer, Oregon. The ability to live on-site at a discounted rental rate is available.

WHAT YOU’LL DO

• Complete resident maintenance requests promptly and provide friendly, professional service.
• Diagnose and repair common maintenance issues involving plumbing, electrical, appliances, HVAC, drywall, painting, carpentry, locks, and other building components.
• Complete apartment turns and help ensure vacant units are ready for new residents on schedule.
• Perform preventative maintenance and regularly inspect the property for repair or safety needs.
• Help maintain common areas and grounds, including lighting, cleanup, minor landscaping, and other property needs.
• Coordinate with third-party vendors when outside service or specialized repairs are needed.
• Keep work orders accurate, current, and properly documented in our property management system.
• Follow safety procedures and maintain a clean, organized work environment.
• Know key property systems and emergency shutoffs and respond appropriately when issues arise.
• Participate in after-hours emergency response/on-call coverage as needed.

WHAT YOU’LL BRING

• At least 1 year of property or facilities maintenance experience; residential experience is preferred.
• Basic knowledge of building systems, including HVAC, plumbing, and electrical.
• Strong troubleshooting skills and the ability to diagnose and complete repairs efficiently.
• A self-starter mentality and the ability to manage your work with limited supervision.
• Good communication and customer service skills—you’ll be working directly with our residents.
• Comfort using a computer or tablet to manage work orders and basic documentation.
• Valid driver’s license and reliable vehicle.
• Basic personal tools needed to perform routine maintenance work.
• Knowledge of landlord-tenant law and Fair Housing is a plus.

PHYSICAL REQUIREMENTS

• Ability to lift up to 50 pounds.
• Ability to climb ladders and stairs and stand for extended periods.
• Ability to safely operate power tools and other maintenance equipment.
