Job Summary The Paralegal will work with inside and outside lawyers and paralegals, title companies, homeowners' associations, and operating division and corporate level personnel to help PulteGroup’s homebuilding divisions acquire and develop land and build and sell homes. This position will act as a liaison between PulteGroup’s Area General Counsel and various company personnel in order to resolve issues associated with daily business operations. This position will occasionally travel to corporate and division offices to assist with transactions, provide training, or attend company meetings. Primary Job Responsibilities Prepare land acquisition and land sale contracts and related documents (amendments, escrow agreements, easements, etc.). Prepare contract summaries. Review of title commitments, plats and surveys. Prepare title objection letters and resolution of title issues. Assist in scheduling and facilitating real estate closings. Prepare deeds, other closing documents and closing instruction letters. Review and prepare homeowners’ association documents. Maintain legal department reports. Maintain land acquisition and other files. Assist division personnel with sales and other operational issues. Handle other legal matters in support of PulteGroup’s land development and homebuilding business. Other duties as assigned. Management Responsibilities Not applicable Scope Decision Impact: Individual Department Responsibility: Single Budgetary Responsibility: No Direct Reports: No Indirect Reports: No Physical Requirements: Involves sitting, standing and/or movement, the ability to exert minimal force of up to 25 pounds to carry, lift, push, pull and otherwise move objects. Required Education/Experience Minimum High School diploma or equivalent Associates or Bachelors Degree preferred Formal paralegal certification is not required, but viewed as a plus Minimum 5 years experience as a real estate transactional paralegal. Substantial experience in the acquisition and development of land and drafting land acquisition contracts, amendments and related documents. Experience reviewing title commitments and surveys and resolving title issues. Experience drafting closing documents, coordinating and handling real estate closings. Must be able to understand transaction terms and assess issues in order to draft appropriate provisions or modify forms to suit transaction. Good general knowledge of state and federal laws relating to real estate transactions, particularly land acquisition, sales, and development. Ability to conduct legal research, including accessing relevant statutes, secretary of state records, and recorded documents. Required Skills/Knowledge Highly proficient in Microsoft Office (particularly Word, Outlook and Excel) and Adobe Acrobat. Experience with PowerPoint a plus. Good general knowledge of state and federal laws relating to real estate transactions, particularly land acquisition, sales, and development. Ability to conduct legal research, including accessing relevant statutes, secretary of state records, and recorded documents. Positive attitude and strong work ethic. Ability to represent this unit of the legal department in a professional manner. Ability to take responsibility for projects and ensure completion. Highly organized, able to handle multiple assignments, and able to track and meet deadlines. Ability to assess importance of matters and determine priorities. Ability to respond and adapt to changing priorities without frustration. Accessible to divisions and corporate level personnel (this position will often be a direct point of contact for various activities or when Area General Counsel is unavailable). Ability to analyze problems and find creative solutions.
