Property/Community Manager

A large Property management group develops, redevelops, and manages commercial and multifamily properties that shape how Southern California lives and works.

As Property Manager you will own the operational and financial performance of assigned assets, converting day-to-day decisions into higher occupancy, stronger NOI, and better resident and tenant experiences. This role is how we turn buildings into lasting community value from our Long Beach base across the region.

Performance Objectives

• Drive assigned properties to 95%+ occupancy and 98% collections within six months while holding delinquency below 2%.
• Increase net operating income 8–12% year over year through leasing velocity, expense discipline, and targeted value-add work.
• Cut average unit-turn and vacancy days 20% by coordinating maintenance, vendors, and make-ready standards on time and on budget.
• Lead an on-site team that consistently scores 90%+ on resident/tenant satisfaction and retention surveys.
• Deliver 100% regulatory, safety, and fair-housing compliance with zero reportable incidents or material audit findings.
• Produce monthly owner packages and annual budgets that forecast within 3% of actuals and support capital planning.

Environment & Resources

You report to the Regional Portfolio Director and work daily with leasing, maintenance, construction, and accounting colleagues. You control site operating budgets, use industry-standard platforms, and tap headquarters support as we grow our Southern California portfolio.

Essential Qualifications

• 5+ years managing multifamily or mixed-use properties with full P&L ownership and documented occupancy and NOI gains.
• Proven ability to lead on-site teams and vendors to hit occupancy, collections, and turn-time targets.
• Working knowledge of California landlord-tenant, fair housing, and habitability requirements.
• Comfort producing accurate financial reports and using property-management software.
• Bachelor’s degree or equivalent experience; CAM or CPM a plus.
