LICENSED LOAN OFFICER ASSISTANT

We’re looking for an experienced mortgage professional to join a fast-paced, high-producing team. An active NMLS license is preferred; however, we are open to considering a strong candidate who is not currently licensed and helping the right person obtain the required licensing.

This is more than a position focused on collecting documents and moving files through the system. We’re looking for someone who really understands mortgage lending, enjoys solving problems, and takes ownership of getting loans positioned for success.

Our ideal candidate is a guideline expert—the person others naturally turn to when a file is complicated or the obvious answer may not be the right one. You understand Conventional, FHA, VA, and other common lending guidelines, know how to research what you don’t know, and enjoy finding solutions within the guidelines.

WHO WE’RE LOOKING FOR

You may be a great fit if you:

• Have significant mortgage lending experience and a strong understanding of agency and investor guidelines.
• Hold an active Mortgage Loan Originator license through NMLS, or are willing and able to obtain the required licensing. For a strong overall candidate, we are willing to provide support through the licensing process.
• Enjoy digging into guidelines and researching solutions rather than immediately concluding that a loan cannot be done.
• Have strong income-calculation skills, including experience with self-employed, variable, and nontraditional income.
• Understand AUS findings and the underlying guidelines behind them.
• Are comfortable reviewing borrower income, assets, credit, liabilities, and qualifying ratios.
• Are naturally curious and resourceful. When you don’t know an answer, your instinct is to research it and find it.
• Are highly detail-oriented and understand that small issues on the front end can create significant problems later in the loan process.
• Take ownership and anticipate next steps without needing to be continually directed.
• Can effectively manage multiple borrowers, priorities, follow-ups, and deadlines at the same time.
• Communicate proactively and understand that responsiveness is critical to providing an exceptional experience for clients and referral partners.
• Recognize potential problems early and bring both the issue and possible solutions to the team.
• Enjoy collaborating and believe successful teams operate with a “we” mentality rather than a “that’s not my job” mentality.
• Thrive in a high-volume environment where expectations are high and there are significant opportunities to learn and grow.

WHAT YOU’LL OWN

This position plays an important role on the front end of the mortgage process—from new lead through pre-approval and contract.

Key responsibilities include:

• Review mortgage applications and supporting documentation for accuracy and completeness.
• Calculate borrower income and qualifying ratios, including complex income scenarios.
• Review assets, credit, liabilities, and other documentation to identify potential qualification issues.
• Run, review, and interpret automated underwriting system (AUS) findings.
• Research agency, investor, and product guidelines to help determine loan eligibility and structure.
• Identify documentation requirements and outstanding items needed to complete the pre-approval process.
• Assist the Loan Officer with evaluating and structuring loan scenarios.
• Prepare files for accurate and thorough pre-approval.
• Manage and maintain communication with active pre-approved buyers.
• Track outstanding documentation, borrower follow-ups, and important deadlines.
• Proactively identify potential issues and work with the Loan Officer and team to develop solutions.
• Maintain clear, timely communication with borrowers, referral partners, and internal team members.
• Help ensure files are well-structured, thoroughly reviewed, and positioned for success before reaching processing or underwriting.
• Anticipate next steps and close communication and documentation loops without requiring repeated follow-up.

Mortgage lending experience is required. An active NMLS license is preferred, but we will consider an exceptional candidate who is willing and able to obtain the required licensing. PHYSICAL AND ENVIRONMENTAL CONDITIONS

This role operates in an ADA-compliant office environment and involves the use of standard office equipment, including regular computer work. The position may involve periods of stationary work as well as movement throughout the workday. Flexibility to work overtime when needed to meet business demands and deadlines may be required.

COMPENSATION

Base Compensation: $20.00–$29.00 per hour, plus eligibility for a per-file incentive/bonus program and overtime when applicable.

The compensation range represents CMG’s good-faith estimate for this position at the time of posting. Actual compensation will be determined based on factors such as relevant mortgage industry experience, job-related knowledge and skills, qualifications, prior responsibilities, geographic location, and other legitimate business considerations.
