We are seeking an experienced Commercial Waterproofing Project Manager to manage projects from estimating and bidding through construction, billing, and closeout. This is a hands-on PM role for someone who understands waterproofing/building -envelope construction and can independently manage multiple projects at once.

What You'll Do

\n

\n
• Estimate and bid commercial waterproofing projects, including blueprint review, takeoffs, pricing, proposals, budgets, and contract review.
\n
• Manage multiple active projects from preconstruction through completion and closeout.
\n
• Coordinate with General Contractors, Superintendents, Foremen, field crews, and other trades.
\n
• Manage schedules, manpower, budgets, change orders, monthly billing, Schedule of Values, and project profitability.
\n
• Monitor field execution, productivity, quality, and overall project performance.
\n
• Maintain strong GC/customer relationships and identify opportunities for additional business.

What We're Looking For

\n

\n
• 3+ years of commercial waterproofing/building -envelope experience; 5+ years strongly preferred.
\n
• Strong estimating, takeoff, blueprint-reading, and construction knowledge.
\n
• Experience managing project budgets, schedules, billing, change orders, and profitability.
\n
• Comfortable managing numerous projects and bids simultaneously.
\n
• Self-directed, entrepreneurial PM who doesn't require heavy oversight.
\n
• Strong field credibility and ability to communicate effectively with Superintendents and crews.
\n
• Experience with Bluebeam, On-Screen Takeoff, Excel, and/or Procore preferred.
\n
• Valid driver's license required.
\n

• $120K–$140K base salary, flexible for the right experience.

• Performance-based annual bonus opportunity of up to approximately 25% of base salary.
