Vice President, Asset Management & Operations

Macdonald & Company has been retained by an established, vertically integrated real estate investment platform to appoint a Vice President of Asset Management & Operations, overseeing the operational performance of a diversified multifamily portfolio across the Southeast.

Our client is an established investment manager with a longstanding track record in multifamily real estate, managing assets across multiple investment strategies, including value-add, opportunistic, and income-oriented investments.

This is a senior, hands-on leadership opportunity responsible for driving property-level performance, maximizing net operating income (NOI), and overseeing relationships with third-party property management partners across a portfolio of approximately 15 multifamily communities throughout Florida, Georgia, and North Carolina.

The successful candidate will work closely with senior investment leadership and internal asset management, acquisitions, accounting, and capital markets teams to ensure the successful execution of asset-level business plans and delivery of investment objectives.

Key Responsibilities

• Oversee the operational performance of a multifamily portfolio across the Southeast, with responsibility for occupancy, rental growth, resident retention, delinquency, expense management, and NOI performance.
• Manage and maintain relationships with third-party property management companies, establishing clear performance expectations, operating standards, and accountability.
• Lead regular property-level operating reviews, identifying performance variances and implementing corrective action plans to improve financial and operational results.
• Review and approve annual operating budgets, staffing plans, and monthly financial reporting, ensuring alignment with asset-level business plans and investment objectives.
• Oversee the selection, onboarding, evaluation, and, where necessary, replacement of third-party property management partners.
• Drive value-add initiatives, including unit renovations, capital improvement programs, operational repositioning, and lease-up strategies.
• Monitor leasing performance, rental pricing, concessions, competitive supply, and market conditions to identify opportunities for revenue growth.
• Conduct regular property visits to assess asset condition, on-site management performance, resident experience, and execution of operating strategies.
• Collaborate with acquisitions teams on operational due diligence, underwriting assumptions, and the onboarding of newly acquired properties.
• Support refinancing and disposition activities through operational analysis, reporting, and property preparation.
• Utilize property management systems and business intelligence platforms to evaluate portfolio performance, benchmark assets, and identify operational efficiencies.
• Work closely with accounting and investor relations teams to ensure accurate, timely financial and operational reporting.
• Identify and manage property-level risks, including insurance, regulatory compliance, safety, and operational exposures.

Candidate Profile

• Minimum of 10 years of experience in multifamily property operations, asset management, or a related discipline, including significant responsibility for a multi-property, multi-market portfolio.
• Proven track record of improving NOI, driving operational performance, and successfully executing multifamily business plans.
• Extensive experience overseeing third-party property management companies, including performance management, contract negotiations, and operational accountability.
• Strong understanding of multifamily operating fundamentals, including revenue management, leasing, expense control, capital expenditures, and resident retention.
• Experience across value-add, stabilized, and lease-up multifamily communities, ideally within institutional investment environments.
• Strong financial and analytical capabilities, including operating budgets, variance analysis, property-level financial reporting, and investment underwriting.
• Proficiency with property management and reporting platforms such as Yardi, RealPage, Entrata, or comparable systems.
• Ability to translate financial and operational data into actionable strategies that improve asset performance and investment returns.
• Polished and credible communicator, comfortable presenting operational performance and investment recommendations to senior executives and investment committees.
• Highly organized, proactive, and commercially minded, with the ability to manage multiple assets, markets, and third-party relationships simultaneously.
• Bachelor's degree in real estate, finance, business, or a related discipline preferred.
• Based in Charlotte, NC or Miami, FL, with the flexibility to spend at least 50% of working time in the office or visiting properties throughout the Southeast.
