Leasing Professional - Birchway Tropicana - Lease Up

Position Overview Coordinate the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. Perform all activities related to leasing to new residents, ensure resident satisfaction throughout the lease term, and secure lease renewals. Key Responsibilities Conduct sales and leasing activities: greet and qualify prospects, conduct community tours and apartment showings, process applications, perform credit and criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑ins and lease signings. Inspect apartments before move‑in, verify move‑in readiness, and coordinate any necessary maintenance with the maintenance team. Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans to sustain occupancy while following company policies on concessions, specials, and other programs. Create and execute marketing activities that drive traffic, including resident referral and employer outreach programs, internet marketing tools (e.g., Craigslist, Facebook, email), and other community‑specific initiatives. Use on‑site property‑management software (OneSite, Yardi, etc.) to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Maintain show quality by inspecting the marketing corridor and leasing tour, communicating maintenance needs, merchandising show units and model units, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, phone calls, or other contacts. Support the community’s lease renewal program: prepare lease renewal letters and packages, meet with and contact renewing residents, and ensure timely renewal document signing and implementation. Respond quickly and courteously to resident, client, or owner concerns and questions; take prompt action to solve problems or document and convey requests to appropriate personnel. Required Licenses and Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25pounds independently and up to 50pounds with assistance. Travel may be required to assist other properties or attend meetings. Work flexible schedule, including evenings, weekends, and holidays. Compensation and Benefits Hourly rate: $19.00–$22.00. Eligible for bonus programs based on individual and company performance.
