Description:

The Director of Rooms is responsible for the overall leadership, operation, and financial performance of the Rooms Division. This position ensures an exceptional guest experience while maximizing room revenue, operational efficiency, service standards, Labor and POR metrics and team performance. This role oversees the Director of Housekeeping and Front Office Manager, and reports directly of the General Manager.

The Director of Rooms serves as a key member of the hotel leadership team and works closely with Sales, Revenue Management, Engineering, Food & Beverage, Finance, and Human Resources to achieve the property's operational and financial objectives. This position is part of the Executive Committee. 

Requirements:

Essential Responsibilities

? Lead and oversee all Rooms Division operations, ensuring consistent delivery of exceptional guest service and brand standards.

? Provide strategic leadership to Front Office, Housekeeping, Reservations/Revenue and Overall Hotel operations

? Develop and maintain departmental standards, policies, procedures, and service expectations.

? Monitor guest satisfaction scores, online reviews, service recovery, and other quality metrics; develop action plans to address opportunities.

? Ensure efficient management of room inventory, occupancy, arrivals, departures, VIPs, groups, and special requests.

? Review financial performance, labor costs, departmental expenses, and productivity; implement strategies to achieve or exceed budget.

? Develop staffing plans and schedules based on occupancy, business levels, and guest needs.

? Recruit, train, coach, develop, and retain high-performing Rooms Division leaders and associates.

? Establish clear performance expectations and conduct regular performance reviews and coaching conversations.

? Ensure compliance with hotel policies, company standards, health and safety regulations, and applicable laws.

? Lead Bi-Weekly operations meetings and communicate effectively with department heads and hotel leadership.

? Personally engage with guests, particularly VIPs and guests requiring service recovery, to ensure concerns are resolved promptly and professionally.

? Collaborate with Sales, Events, Revenue Management, and other departments to ensure seamless group and transient guest experiences.

? Oversee housekeeping standards, room cleanliness, inspections, preventive maintenance coordination, and out-of-order inventory.

? Analyze operational reports and key performance indicators to identify trends, opportunities, and areas requiring corrective action.

? Develop and implement initiatives that improve guest satisfaction, employee engagement, productivity, and profitability.

? Maintain strong relationships with ownership, management companies, brand representatives, vendors, and other key stakeholders as appropriate.

? Serve as a visible and engaged leader throughout the property and act as a senior operational leader in the absence of other executive leadership.

Financial & Operational Responsibilities

? Prepare and manage Rooms Division budgets and forecasts.

? Monitor payroll, overtime, supplies, and other departmental expenses.

? Identify opportunities to increase revenue and reduce unnecessary costs without compromising guest service.

? Analyze key metrics including occupancy, ADR, RevPAR, labor productivity, guest satisfaction, room turnaround, and departmental profitability.

? Ensure appropriate controls are in place for room keys, cash handling, inventory, complimentary rooms, upgrades, and other operational areas.

Qualifications

? 5–8+ years of progressive hotel operations experience, with significant Rooms Division leadership experience.

? Proven ability to lead, motivate, and develop large, diverse teams.

? Strong knowledge of hotel property management systems and standard hospitality technology.

? Excellent communication, organizational, problem-solving, and decision-making skills.

? Strong financial acumen and understanding of hotel operating metrics.

? Ability to work flexible hours, including evenings, weekends, and holidays as required by business needs.
