Business Development Manager

Overview The Business Development Manager (BDM) builds, grows, and manages the pipeline of remodel, renovation, and construction revenue for Build SRQ within the HOA and community association market — clubhouse renovations, common area upgrades, multi-family and community-wide construction projects, and other GC scope work sourced through property and community relationships. The BDM develops and maintains relationships with HOA boards and community association managers, generates and qualifies opportunities through outbound prospecting, in-person office visits, and industry trade shows, presents professional proposals, negotiates and closes contracts, and contracts projects to drive maximum sales and revenue for the division. Responsibilities Identify target HOA and community association accounts and build relationships with HOA managers, boards, and management companies. Establish trade show and industry presence and build a qualified pipeline of community renovation opportunities. Execute business development activities including outbound calling, office visits, board presentations, project scoping, proposal presentation, terms negotiation, and translating signed work into build. Deepen relationships with management companies overseeing multiple properties and expand into recurring and portfolio-wide renovation work. Phases of the Role PHASE I — Relationship Building, Market Presence, and Pipeline Foundation: target accounts, manage relationships, and develop a qualified pipeline. PHASE II — Business Development Execution: day-to-day BD motion including outbound calls, office visits, board presentations, project scoping, proposals, term negotiation, and contract-to-build transition. PHASE III — Strategic Account Growth: deepen multi-property relationships and scale the division across the region. Compensation Base Compensation: $2,000/month ($24,000/year), paid as 1099 contractor income. Commission Model: 10% of Net Project value on all projects personally sourced and closed through HOA, community association, and management company relationships with a cap of $10,000 per single project. Profit Margin Requirements: Projects below 20% profit may be rejected or require renegotiation before contracting. 1099 Contractor Status: This is a 1099 contractor position to start. A W-9 form must be completed and kept on file to receive compensation.
