Position Description Manage and oversee on‑site security operations and team. Develop, implement, and evaluate security procedures to keep the company, executives, employees, workers, visitors, guests, and assets safe. Essential Duties & Key Responsibilities Accountable for preconstruction deliverables, including but not limited to guaranteed maximum price (GMP) and lump‑sum bids. Collaborate with operations on project schedule, logistics, safety, constructability reviews, general conditions, and general requirements. Develop, review, and approve assumptions and clarifications. Establish and maintain relationships with clients, architects, designers, and trade partners to enhance future business development opportunities. Collaborate with procurement regarding preconstruction estimates. Participate in hiring, onboarding, performance feedback, and appraisal processes for direct reports; identify training needs for development. Develop and monitor preconstruction budget with focus on recoveries, invoicing, and provide monthly financial updates as requested. Lead review meetings with owner, architect, and engineer related to the preconstruction phase. Prepare comparison analysis of previous estimates and develop concise explanations of variances for stakeholders. Establish preconstruction quality control (QC) processes for scope and estimate reviews. Identify opportunities to improve preconstruction processes through VDC, IPD, and other process enhancements. Coordinate with operations lead to support launch matrix preparation, scheduling, evaluation, and management of meetings for each estimate milestone. Participate and contribute to constructability reviews for milestone estimates per launch matrix. Coordinate with lean manager to develop and execute pull plans for design, estimate, and GMP schedules. Generate, coordinate, and manage budget control reports (BCRs) between milestones to manage cost events and value engineering opportunities; provide variance reports. Lead target value design process as appropriate for select projects. Other activities, duties, and responsibilities as assigned. Qualifications Bachelor’s degree in engineering, architecture, construction management, or related field and a minimum of 10 years of building construction experience, or an equivalent combination of education, training, and experience. Experience with a variety of building construction types desired. Thorough understanding of drawings, specifications, general contract and subcontract documents, materials, means and methods. Proficient knowledge of construction cost, scheduling, estimating, purchasing, engineering principles and techniques, and accounting principles. Ability to develop client relationships, identify sales opportunities, and collaborate on solutions to secure work. Extensive knowledge of regional market, competition, and industry trends. Ability to provide accurate qualitative and quantitative analysis of estimating documents. Advanced project management skills, able to manage high volumes of work, and move projects forward in a complex environment timely. Management experience required; coach and mentor others. Negotiation skills with ability to influence and engage others. Executive level presentation skills, anticipating audience needs, tailoring communications appropriately. Energy, drive, and the ability to see initiatives through to completion. Process and critical thinking skills with sound judgment decision‑making. Ability to apply lean concepts and continuous improvement methods and tools. Physical Demands The employee is frequently required to sit, use hands, handle objects, reach, talk, and hear. The employee frequently views a computer monitor and uses a keyboard. Specific vision abilities required include close vision, peripheral vision, depth perception, and the ability to adjust focus. The employee is occasionally mobile and may travel short and long distances. The employee may perform work on site at construction sites, office locations, and/or off‑site venues. The employee must regularly lift or move up to 20 pounds and occasionally lift or move up to 50 pounds. Work Environment The employee regularly works in an office setting with quiet to moderate noise levels. The employee may occasionally work at construction sites where exposure to moving mechanical parts, high locations, fumes, airborne particles, weather conditions, and risk of electrical shock occurs. Noise levels moderate to loud. The employee is required to work in compliance with company safety policies, procedures, and applicable laws. Salary Range (by Location) NJ – Estimated $98 K–$139 K annualized. Seattle – Estimated $100 K–$140 K annualized. Denver – Estimated $90 K–$138 K annualized. California – Estimated $110 K–$145 K annualized. Chicago – Estimated $90 K–$129 K annualized. NY – Estimated $100 K–$150 K annualized.
