This position is responsible for ensuring projects are delivered safely, on schedule, within budget, and in accordance with quality standards. The Project Executive serves as a strategic leader, partnering with Ownership's Development and Asset Management leadership, investors/lenders, architects, consultants, and internal teams to drive successful project outcomes and long-term relationships. The Project Executive reports to the Director of Construction Operations and directs the Onsite Project Manager and Lead Superintendent, who serve as co-equal leads of the field leadership team and both report directly to the Project Executive. This position owns the project's overall budget and intercompany construction agreement, manages project risk, and supports business development initiatives to strengthen the company's presence in the multifamily BFR market. Leadership & Operations Provide executive oversight for multiple multifamily BFR construction projects, including ranch, townhome, and garden-style communities. Lead project teams from preconstruction through warranty, ensuring alignment with company goals and Ownership's expectations. Lead by example and foster a culture of professionalism, accountability, and open communication across field teams, project teams, and trade partners. Mentor, coach, and develop Onsite Project Managers, Superintendents, and Project Engineers, and participate in staffing and hiring decisions for project teams. Direct the Onsite Project Manager and Lead Superintendent as co-equal leads of the field leadership team; resolve escalated issues involving cost, schedule, or contractual risk. Foster a culture of accountability, collaboration, safety, and continuous improvement. Conduct regular project reviews to monitor progress, identify risks, and implement corrective actions. Client & Stakeholder Management Serve as the senior point of contact for Ownership's Development and Asset Management leadership, investors/lenders, and the design team throughout construction. Build and maintain long-term relationships with Ownership and project stakeholders through proactive communication and exceptional project execution. Lead or participate in Development-Architect-Contractor (DAC) progress meetings, owner meetings, and project milestone presentations, and report project status to the Director of Construction Operations. Lead resolution of Ownership and trade partner disputes, including payment issues and unresolved change orders. Resolve complex project issues while maintaining positive stakeholder relationships. Own the project's overall budget, intercompany construction agreement, and schedule performance; approve major subcontracts and change orders within delegated authority. Review and approve monthly draw requests/pay applications, cost projections, and forecast-to-complete reports submitted to Development/Asset Management and, as applicable, project lenders. Review and approve project budgets, forecasts, change orders, and monthly financial reports. Review monthly work-in-progress (WIP) reports and support collection of outstanding receivables. Monitor cost trends and implement strategies to maximize profitability while minimizing project risk. Ensure timely billing, collections, and subcontractor payment approvals. Preconstruction & Planning Collaborate with the Director of Pre-Construction and Estimating, the Estimator, and the Procurement Manager during budgeting, scheduling, value engineering, and procurement. Coordinate the transition from Preconstruction/Estimating to the construction phase, including trade partner scope and budget alignment. Review contracts to ensure project risks are identified and appropriately managed. Support procurement strategies for long-lead materials and critical subcontractors. Assist in developing project execution plans and staffing strategies. Construction Execution Ensure projects comply with contract documents, building codes, safety regulations, and company quality standards. Ensure compliance with the intercompany construction agreement, entitlements, and jurisdictional requirements. Review the project's CPM schedule on a recurring basis to confirm accuracy and tracking against contract milestones, and ensure delays are properly documented and communicated to Ownership. Monitor schedule performance in coordination with the Centralized Scheduler and Project Controls and proactively address potential delays. Verify project set-up and contract compliance at project initiation, and oversee field team compliance with company protocols for safety, quality, and documentation. Participate in mock-up reviews and initial work-in-place inspections to establish project quality benchmarks. Support field leadership in resolving technical, logistical, and operational challenges. Oversee risk management, insurance, and claims avoidance for the project. Key Internal Relationships Director of Construction Operations, Director of Pre-Construction and Estimating, Director of Civil Development, Centralized Scheduler and Project Controls, Onsite Project Manager(s), Lead Superintendent(s), Office/Contract Administrator, Design Team (Architect/Engineers), Ownership's Development & Asset Management Team, Trade Partners/Subcontractors, and Lenders/Investors (as applicable). Qualifications Required Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field — or equivalent industry experience. 7–10 years of progressively responsible commercial construction experience, including significant multifamily project leadership. Experience managing multiple large-scale multifamily projects simultaneously, with demonstrated ownership of project P&L including budgets in the tens of millions of dollars. Strong understanding of wood-frame, concrete, and mixed-use construction methods. Demonstrated expertise in project financial management, scheduling, risk management, and contract administration. Working knowledge of construction contracts, including AIA documents and subcontract agreements. Strong leadership, negotiation, communication, and relationship management skills. Proven ability to lead, coach, and develop project management and field supervision teams. Proficiency with Procore, Bluebeam, Microsoft Project, Microsoft Office, and other construction management software. Preferred Experience managing multifamily/BFR developments exceeding $30 million in construction value. OSHA 10/30-Hour Certification (or completed upon hire). Experience with design-build and negotiated delivery methods. Ability to walk active construction sites, climb stairs and ladders, and work in varying weather conditions. Ability to lift up to 25 pounds on an occasional basis. Standard PPE (hard hat, safety vest, steel-toed boots) required on all job sites. Some evening and weekend work may be required to meet project demands.
